During my summer internship at Nitya Capital, I gained hands-on experience in the commercial real estate industry, with a primary focus on the asset and finance team. I contributed to several key projects, including:Net Effective Rent (NER) Analysis: Performed NER calculations to analyze rent proposals and counter-proposals for a 10,000 SF lease in a Class A office building in Houston. Developed an Excel model incorporating rental rates, escalations, free rent, tenant improvement allowances, and leasing commissions. Provided market leasing assumptions based on previous deals in the sub-market, and drafted narrative explanations outlining the strategy behind each proposal. Presented these proposals to other interns and the Asset Manager for discussion and approval.AI Project: Collaborated on a project exploring the application of AI in commercial real estate. I was involved in data collection, model fine-tuning, and understanding how these technologies can be applied to enhance business processes in the industry.This experience provided me with a deeper understanding of commercial real estate and valuable skills in both financial modeling and emerging technologies.
