Including but not limited to;• Setting up and maintaining lease tenancy records• Arranging for setup of Rent Deposit accounts• Demanding on-account rent and service charges (Updating budgets as required)• Issuing VAT receipts where applications issued rather than invoices• Allocating annual Insurance demands and recharging to tenants where appropriate• Reconciling service charge accounts, both internally and with external auditors• Dealing with sales and purchases, reconciling pro-rata Rents, Insurance provisions and Service Charge handovers both into and out of ownership• Maintaining service charge apportionment schedules and calculation of any caps• Issuing balancing service charge accounts to tenants and landlord• Authorising non-recoverable invoice allocations to ensure funding availability• Reconciling Rent, Service Charge, Insurance and Non-Recoverable ledgers / Client Statements in conjunction with agreed Client reporting requirements• Paying over rental income to Landlord• Reconciling VAT records for provision to Landlord and/or HMRC• Clearing down reconciling items and balances with Landlord• Procuring funding from landlord to settle non-recoverable invoices / finance payments• Ensuring Rates accounts for voids set up correctly for instalments and monitored• Reconciling Head Rent accounts, both internally and with external auditors• Recharging of Utility costs and well as ad-hoc costs where required• Assisting clients with system changes and reviewing reporting structures• Training and supporting new and junior staff• Assisting in the resolution of accounts payable and accounts receivable queries• Attending clients meetings relating to designated portfolios• Liaising with relevant surveyors and property managers• Received training to become part of the internal compliance team, performing review of internal procedures as part of ISO certification.
