Currently, I am directing/managing projects across California and Arizona, including Long Beach's Zone In Phase 4 efforts, the Auburn Domes Infill Acceleration Masterplan, Salt River Pima-Maricopa Indian Community General Plan Update, Salt River Pima-Maricopa Indian Community McKellips Master Plan.My formal training is in public administration and I have 17 years of experience managing and supporting complex long-range citywide and district/neighborhood policy documents, development project planning and entitlements, transportation modeling and study plans, and environmental analysis in urban to rural landscapes. My planning experience includes land use, housing, mobility, equity, urban design, historic preservation and design, grant administration, and environmental planning. I have worked with and for various local agencies, from small suburban and rural towns to dense urban communities.

I am a Senior Associate with the Los Angeles AECOM Planning & Urbanism team and am managing a SCAG Regional Early Action Planning (REAP) project focused on Accessory Dwelling Units for three cities in the LA area (including drafting an ADU handbook), a SCAG REAP project creating Objective Development/Design Standards for four cities in the LA area, the Salt River Pima-Maricopa Indian Community General Plan Update and McKellips Master Plan, Long Beach's Zone In Implementation Plan, and am the project director for a County of LA DPR soccer facility project.

Culver City, Ca

I started and led the City’s Advance Planning Division, and was the Project Manager for the comprehensive update of nine existing and ten new General Plan elements. The update includes reviewing existing policies and plans, identifying issues and opportunities, developing a long-term vision and guiding principles, creating land use and mobility alternatives based on growth scenarios, studying a mixed-use approach to most land uses, and drafting updated goals and policies and an implementation plan. Equitable engagement was a key focus of the update, including 17 speaker series events, six pop-up meetings, 20 General Plan Advisory Committee meetings, 21 Technical Advisory Committee meetings, five community workshops, an online educational forum, five online surveys, and an online story bank.

Greater Los Angeles Area

I provided full-time contract planning services to the City of Pasadena’s current planning, community planning, and design and historic preservation sections. Straddling the three divisions allowed me to understand the relationship between the City’s long-range policy and implementation through the zoning code in the project review process. I presented projects at the Planning Commission, Design Commission, and Historic Preservation Commission. Finally, I assisted City staff with the solicitation process for a consultant team to implement updates to all eight of the City’s specific plans and associated code updates, public outreach, and environmental review.

San Juan Capistrano

I supported urban planning and design projects, including the Malibu Sycamore Village Specific Plan and the Colton Downtown Design Manual. She assisted with advance planning documents for the Cities of Colton, Goleta, Malibu, and San Diego; and preparing entitlement materials for the Cities of Santa Barbara, Camarillo, Goleta, and the Counties of Santa Barbara and Ventura. I also provided part-time contract planning services to the City of Anaheim’s Current Planning section processing complex planning projects, including design reviews, use permits, sign permits, and variances and presented projects at the Planning Commission.

I was responsible for managing the San Benito County General Plan Update and EIR to preparing initial studies and EIRs for development and advance planning projects for the Cities of Gilroy, Hollister, Mountain View, and Pacific Grove; and the Counties of Monterey, Santa Clara, San Benito, and San Francisco.

I supervised the Current Planning Division, processing complex planning permits, managing contracts with consultants, making zoning code interpretations, serving as the staff liaison to the Architectural Review Board and Historic Resources Committee, managing the maintenance of the City’s website, serving as staff to the City’s Emergency Operations Center, and coordinating with all City departments and with outside agencies affecting local planning decisions. I also supervised the Department’s Administrative Technician, who supports all Divisions and manages the front office, and several interns taking on various projects for current planning.While leading Pacific Grove’s current and advance planning sections, I conducted several zoning code updates and led efforts to update and streamline the City’s permit review process, including preparing new application forms, improving case tracking, enabling online application forms, creating new permit streamlining handouts, and updating related materials on the City’s website. I was the case planner for complex current planning projects, including those with historic resources, environmentally sensitive habitat areas, and viewshed sensitivity. I was also responsible for making zoning code interpretations, giving her a keen understanding of the difference clearly written standards can make to a project’s success.

I interned with CFMC while working on her Master's degree at MIIS and evaluated the 2004 General Endowment Grants Program and the 2002-2005 Technical Assistance Program regarding effectiveness and efficacy in agencies’ planned funds usage and CFMC’s The Business Ventures Institute for the 2005 session. I provided comprehensive findings reports for both research projects.
