• New ground-up commercial development projects as developer and general contractor. • Manage the development process through design, construction and commissioning.• Liaise with contractors, engineers, designers, municipal government officials, architects, zoning inspectors, lawyers and other professionals.• Grew revenue between 2016 - 2020 YTD total of $8.15M – projects including: $2M civil work for 70-acre residential subdivision, $1.3M subterranean parking with retail wrap, $50K T.I. for medical building, $300K development and design of 9,000 sf educational building and $4.5M civil work for 5.5-acre office park. • Manage project scheduling, budgeting, take-offs, construction cost estimating, bid negotiation & evaluation, cost analysis, contract negotiation, contract administration and financial reporting.• Ensure project documentation, progress reports and pay applications are kept up to date.• Responsible for risk management, safety meetings and QA/QC.• Interface with neighborhood, municipal officials and other governmental agencies.• Strong interpersonal and communication skills with a database of key vendors and trades in Austin, Texas. • Proficient in LEAN Construction methodology and implementation.• Organization of project scheduling and budgeting, take-offs, construction cost estimating, bid negotiation & evaluation, cost analysis, contract negotiation, contract administration and financial reporting.• Responsible for risk management through communication, listening, problem solving, organized planning, financial management, assessment, monitoring and reporting. • Responsible for subcontractors and field crew, safety meetings, QA/QC, change control management and project closeout documentation. • Document administration and coordinate inspections with City of Austin and Travis County.
