Key Achievements● Retail Outlet Fires – Led response to major fire at a key shopping centre that originated in a tenant kitchen and caused damages of over £400k. Created innovative survey and training program aimed at food retailing tenants to address widespread problems in fire safety across the portfolio. This program was promoted by insurer Aviva to become catalyst for change across the commercial property industry, nominated for a British Insurance Award in 2015 and also led to the creation of a new LPCB Loss Prevention Standard in 2017.● Claims Reduction – In response to high numbers of liability claims at retail sites, devised a multifaceted strategy to reduce claims – performed in-depth analysis of footfall, arranged installation of cost-effective CCTV cameras at unmanned sites, and introduced a customer-service focused approach to responding to would-be claimants.● Risk Management Awards – Developed internal awards program to encourage effective risk management practice around the company - devised category criteria, secured funding from the insurance market, managed the nomination and judging process, and coordinated awards ceremony events held at Tower Bridge. Accompanied Aviva surveyors onsite and post-survey coordinated follow-up of risk improvement requirements. Developed a more effective approach to engaging with non-compliant tenants which saw total number of incomplete risk improvements fall year on year from 40% to 15%. ● Portals – Led development of an online resource to improve outdated working practices within department. Set up Sharepoint portals for key suppliers to improve information flow, as well as internal portal and facility for shared email archiving in order to improve collaboration within department, enabling access to legacy information after colleagues had left the company.● Policies and Procedures – Rewrote and restructured Insurance Department procedure documents to increase ease of use for colleagues around the business after their feedback that existing processes were overly complex. Worked with IS department to track usage metrics before and after the changes, with the average number of monthly page hits doubling after relaunch. ● Claims Management – Responsible for liability claims handling, liaising with claimants, and organising legal response to difficult claims. ● Capital Deal Advice Notes (CDAN) – enhanced and developed the Capital Deal Advice Note database which captured and internally circulated details of every capital transaction that occurred within the company. This tool increased company-wide understanding of deals and their financial implications where previously there was no centralised record with paper records still being relied upon.● CIS – Managed Construction Industry Scheme for thousands of Landsec subcontractors, responsible for ensuring annual expenditure of over £400m was correctly reported to HMRC under the scheme. Arranged withholding payments where necessary and resolved disputes between suppliers and Inland Revenue. Was trusted to oversee the transition of paper-based CIS reporting to electronic reporting – considered an in-house expert and first point of contact for complex CIS issues.● SDLT – Created Stamp Duty Land Tax tracker to address large number of penalty payments being issued to Landsec subsidiary companies due to acquisition teams missing deadlines.
