Scarce land and ambiguous ownership, worsened by planning regulations and differing requirements on developers to provide or fund attached infrastructure. Inflows of financial capital are also driving speculative development and pricing out ordinary people from cities. Some limited Green Belt expansion could alleviate price pressures in adjacent suburbs and the central core. More social housing for rent would be self-financing.Getting up to speed on infrastructure sector more generally. Including early findings on the potential for "infrastructure bonds" that could be marketed to risk-averse lenders eager to match long term liabilities with inflation proof and low or no risk returns from functioning infrastructure. This though cuts out that risky phase of planning and then construction, of very diverse infrastructures, that happens in the first few years! Recommendations would be that experienced investment groups gradually extend their maturity profile toward this phase as they gain greater experience. Room also for experts to assess and badge a risk rating to projects, and for pooling of funds on the one hand and noticeboards of projects on the other - assisted by standardisation of regulations. This will be a long term effort. Heterogeneity of projects and high risk at start are formidable obstacles; state guarantees would help. Tidied, and sold house and apartment of deceased parents on both wife's and my own side. Nursed wife through debilitating balance disorder illness, following cancer deaths of both her twin brothers. The disorder was seen off by 2018. This period punctuated with temporary work assignments in 2014-15 invigilating professional exams and conducting surveys for Transport for London.
