Provide financial consulting and analysis to divisional, regional and community teams, and assist with the development of business strategies to improve EBITDARM and Margin. Division portfolio consists of 75 senior housing properties, generating over $230 million of annual revenue and over $85 million of EBITDARM for almost a 37% margin. • Execute monthly financial performance reviews with regional and senior management.• Prepare key change and variance reporting and interpret for field and corporate consumption.• Create financial modeling to forecast impact of expansions, pricing scenarios, product shifts, etc. • Oversee annual budget preparation process, including assisting with the development of the annual business plans, strategies and market studies. • Supervise divisional analysis support team members, including hiring, training, coaching, planning, and performance evaluation.• Created labor management tool for divisional communities; implemented in entire company.

Managed real estate portfolios consisting of 81 healthcare properties valued at over $700 million, generating over $55 million of gross annual income. Utilized my extensive skills of financial analysis and communication to identify and implement strategies to increase performance and value.  Analyzed monthly/quarterly financial reporting of tenants, including income statements, balance sheets, statement of cash flows and 10-Q/10-K SEC filings to identify trends and opportunities, which provided the knowledge to partner with tenants to employ strategies to boost operational cash flow and asset value. Partnered with tenant and increased the NOI of a 66 property portfolio by more than $10 million over 15-month period, which increased the lease coverage ratio by over 10%. Interpreted lease/loan provisions and monitored tenant’s compliance. Examples include coverage ratios, FCCR, real estate taxes, capital expenditures, government regulations and insurance. Performed site analysis visits annually to maintain knowledge of performance factors such as management team, market and condition of asset. Assessed feasibility of tenant’s detailed annual budgets and monitored variances compared to both actual and internal forecasted performance. Managed typical real estate issues: valuations, disposition packages, granting of easements, monitoring environmental issues. Implemented four defaulted loans valued at $19 Million into receiverships and partnered with receivers to maintain or increase value while pursuing workout solution. Provided financial statistics and updates for website, annual reports and 10-Q/10-K filings.

Managed real estate portfolios consisting of 63 healthcare properties, generating over $56 million of annual revenue. Majority of responsibilities as Portfolio Manager for CNL/HCP were identical to role as Asset Manager with Ventas, Inc. Executed two expansion projects budgeted around $3.5 Million, which increased cash flow and asset value.  Directed capital expenditure activities performed by project management team. Persistently monitored and identified property level expense savings opportunities.

Created and analyzed comprehensive financial analysis to help maximize and preserve value of healthcare properties. Monitored occupancy, revenue, expenses and NOI to identify negative trends and/or potential upside with respect to the financial performance of the assets. Created long-term forecasting models of income statements and complex waterfalls of cash-flow. Reviewed and interpreted elaborate legal documents such as leases, management agreements, pooling agreements, guarantees, etc. Partnered with acquisitions group during underwriting and due diligence of potential new investments.

Analyzed the performance of 18 partnerships, consisting of over 420 QSR and casual dining restaurant properties, which provided approximately $39 million of aggregate annual revenue. Monitored tenant’s financial performance and industry activity through financial statements, SEC filings and industry periodicals. Created financial models to project both cash flow and detailed income statements. Identified properties for disposition and reinvestment; monitored 1031 exchange strategy.
