In this role, I am responsible for the valuation of various commercial property types for the collection of ad valorem taxes. The responsibilities include field site inspections on new construction. It also requires me to analyze swaths of data to develop a proforma used in valuation via direct capitalization. Other responsibilities include and are not limited to: • Land Valuation • Sales time trend analysis • Managing tracking sheets for various property-type portfolios • Litigating for the district at ARB hearings and in arbitrations

In this position, I provided expertise and value all real property in my assigned district on behalf of the City of New York Department of Finance to ensure proper taxation. Here, I determine property uses and classification through field inspection, measurements, and data analysis, prepare valuation schedules, maintain property maps, and administer databases to ensure the accuracy of information. I also prepare classification and assessment information and distribute it to taxpayers, addressing inquiries from taxpayers, and explaining assessed values and determining factors.• Designed and launched citywide training campaign, standard operating procedures, data tables, and modeled projection formulas for the implementation of a uniform method of valuation for tax class one parcels undergoing physical improvements.• Authored a 77-page standard operating procedure manual and created an Excel workbook and model to provide a uniform, streamlined approach to standardize assessed values and reduce taxpayer confusion and dissatisfaction which was rolled out across the city.

While a real estate valuation associate, I appraised residential properties in Brooklyn, Manhattan, the Bronx, and Westchester County to determine fair market value for sale, mortgage, tax, and insurance purposes. In this role, I prepared, verified, and analyzed data, including measurements, physical inspections, photographs, market analyses, and necessary improvements to determine value. I clearly communicated findings and addressed questions and concerns from customers, including appraisal management companies, property management companies, real estate brokers, owners, and buyers.• Maintained 100% compliance with the Uniform Standards of Professional Appraisal Practice (USPAP) while working efficiently to meet deadlines.

At Bond New York Properties, I listed and leased residential properties and completed complex transactions. To support organizational objectives, I analyzed the market and available listings and coordinated all aspects of leases and contract negotiations, including coordinating escrow, inspections, and financing processes. I developed advertising materials, utilizing my professional network to aid in supporting the successful completion of lease contracts. I also performed negotiations and educated clients on required legal disclosures, facilitating the closing process.• Delivered 200% more deals than an average incoming real estate agent within the first six months.
