Overview of transactions:- 2011- Acquired 500,000 sf facility in Haverhill, Massachusetts from the Newark Group; repositioned functionally obsolete site through demolition, environmental remediation, site work, and sale of existing building commodities to Schnitzer Steel (NASDAQ: SCHN); sold the property to multigenerational family trust in 2016. - 2012 - Acquired 1,400,000 sf facility in Ohio from tenant in common fund; repositioned the functionally obsolete site through demolition, site work, and sale of existing building commodities; sold the property for redevelopment to local developers in 2013. - 2013 - Acquired the largest idled factory in the world (4,700,000 sf manufacturing facility from Ford Motor Company (NYSE:F)); repositioned functionally obsolete site through demolition, environmental remediation, site work, and sale of existing building commodities to Schnitzer Steel (NASDAQ: SCHN); subdivided land and sold land for reuse (General RV, Duluth Trading, ALDI, At Home, Menards are current operators); sold last tract of land to Cleveland based Industrial Commercial Properties in 2018. Currently only repurposed former automotive plant in metro Detroit.

- Responsible for all areas of property/portfolio management related to value-add corporate surplus assets; multi-tenant speculative improvements made to functionally obsolete industrial real estate previously occupied and operated by single users. - Grew 700,000 sf portfolio in NE market to 10,000,000 sf national portfolio with 93% occupancy. Overview of transactions:- 2001 – 2004 - While attending college worked as intern/leasing manager cold calling prospective tenants to occupy 205,000 sf former steel and wire manufacturing facility in Worcester, Massachusetts. Prior to graduating from college, facility was 90% occupied. Tenants included Parker Metal, Polar Beverages. Analyzed bank loan and corporate credit investments in the primary and secondary market; Looked for names with sustainable FCF, adequate liquidity, supportive asset values, defensible market position, solid business fundamentals, and appropriate leverage. - 2004 – Managed acquisition of 90,000 sf facility in Attleboro, Massachusetts formerly operated by Handy & Harmon producing precious metal ingots. Extracted residual precious metal from building infrastructure and sold precious metal manufacturing equipment to operators in China. Completed multi-tenant speculative improvements. Stabilized in 18 months.- 2005 – Oversaw flood restoration of 205,000 square foot building in Worcester, MA returning facility to 90% occupancy after flood. Reviewed Term Sheets and Credit Agreements for material structural items, including guarantees, security, financial covenants, restricted payments, incremental debt capacity, MFN protection, and mandatory prepayments.- 2004 – 2010 – Traveled between Northeast and Midwest Markets managing multi-tenant improvements to former single operator corporate surplus assets. Tenants included Travelers, John Hancock (Manulife), RR Donnelly, Sporto, Dancing Deer Baking Company, Vic Firth, Sullivan Tire, Pratt Industries, The Lottery, Vectrix.
