Third party management works closely with the CEO, investors, and executive leadership. Traveling 95% of the time from Atlanta to DC. Established and coordinates a communication system to manage transactions and activities among Property Managers and the Corporate office for virtual meetings and in person. Performs daily site visits to ensure day-to-day activities are running smoothlyHires, trains, supervises and develops employees under supervision in accordance with company policies and directives. Delivers performance evaluations for supervised employees. Monitors, assists, and makes recommendations to improve marketing activities, reviews occupancy status, and recommends rent schedules. Reviews and prepares weekly, monthly, and quarterly reporting. Reviews and audits property administrative, accounting, and maintenance areas to ensure compliance with established policies and proceduresResolves resident-related issues in a timely manner, with tact and excellent customer service. Inspects properties to ensure the highest standards of cleanliness and functionality are maintained, and evaluates maintenance, grounds, and housekeeping to ensure efficiency. -Complete all move ins/outs/recerts/interims as required by HUD and NHE guidelines-Monitors regulatory compliance on behalf of owner/agent with appropriate regulations (LIHTC Section 42, HUD Section 8/PRAC/HAP, HOME, HTF, etc.)-Oversees compliance with Fair Housing Laws-Ensure each property is adhering to their specific program types regulations-Interprets and applies IRS Section 42 and HUD regulations and identifies and recommends compliance and changes as appropriate.-Prepares and participates in management reviews and physical inspections from third parties, local or state housing authorities and/or HUD-Directly supervises the office staff. -Carries out supervisory responsibilities in accordance with NHE, Inc. policies and applicable laws. -Responsibilities include interviewing, hiring and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
