FedEx Office formerly Kinko's.Managed the development and implementation of the new store expansion program, relocation, and asset management strategy for over 280 Kinko’s branches across the western United States. Responsibilities included new store market studies/strategies, capital expenditure approvals, remodels, lease renewals, and lease buyouts.

Was director of 11-member, “in-house” real estate and legal team responsible for defining and implementing asset management strategy for 2,500 Payless ShoeSource, Parade of Shoes, Bundles and Luster stores. Team annually contributed 65 openings, negotiated over 600 lease renewals, and provided $20 million in first year sales contributions and $5 million in EBIT return.Led the development and implementation of strategic market planning studies for site selection of new stores and the relocation of existing store concepts.Coordinated the store opening process between real estate, construction, and legal departments in order to exceed opening plan.

Negotiated lease renewals resulting in overall occupancy cost reduction and was a leader in the development of the lease renewal team.

Appraised a wide variety of income producing properties including office buildings, retail centers, apartment complexes, industrial warehouses, residential subdivisions, and vacant land.Conducted feasibility analysis on proposed developments and consulted with clients regarding real estate investments, market rents, and property taxes.
