I assisted in completing BOVs (Broker Opinion of Value) for industrial property owners who were current and prospective clients of my team. This involved calculating and estimating property values based on the tax assessor value, the income approach based on lease and cap rates, and comparing the property to sold and for-sale properties with similar square footage, location, and amenities.I learned to read and understand an LOI (Letter of Intent) for an industrial property lease. This involved establishing an understanding of how the terms and conditions of a commercial lease are laid out and presented to the receiving party.I learned the art of cold-calling industrial property owners to verify ownership information, as well as prospecting for potential leads for my team. I rang the phone roughly 5000 times over two months and talked to hundreds of property owners. Learning how to speak to prospective clients on the phone helped refine my communication skills and showed the importance of offering value to whoever you talk to.I used CoStar heavily each day which allowed me to establish a solid understanding of how to efficiently utilize the database to search existing properties for sale and lease.Finally, I used Excel extensively to record data collected from the ownership verification phone calls I made. Excel was also used to clean and sort the data to make it easily accessible to my senior brokers.

I conduct and collect in-depth primary and secondary research for clients. The main objectives are to brainstorm and propose creative business recommendations to clients based on thorough and sound data collection. The OCG strategy consulting role relies heavily on constant communication and cooperation with my designated consulting team. Being a strategy consultant has refined my leadership, communication, data collection, and teamwork skills.
