I joined Hurley Development when the chief executive sought me out to manage the company’s most complex land development projects in Southwest Washington—residential, commercial, and mixed-use master planned communities—from pre-acquisition analysis through the entitlement phase. I coordinated internally with legal, finance, construction, and property management personnel and drove overall project success by keeping close tabs on scope, schedules, and budgets. I led diverse, distributed project teams, and served as the owner’s representative during negotiations with key stakeholders.For example, I played a key role in resurrecting a 10-acre commercial project by convening key stakeholders and spearheading negotiations with county officials leading to a project savings of more than $1.5 million.Other PM tasks I performed:• Managed budget of more than $5 million for projects’ capital value over $100 million.• Coordinated with public agencies to obtain development entitlement approval and negotiated agreements and land acquisition.• Stewarded relationships with property owners, neighbors, and other community stakeholders.• Avoided risk by proactively resolving politically sensitive vendor capacity and capability deficits while maintaining strong professional relationships with all parties.• Prepared presentations and project status updates for owner and investors. • Trained and mentored 2 junior project managers.

When my wife’s career entered a particularly demanding phase requiring frequent out-of-state travel, I’m grateful I was able to support her and my kids by temporarily stepping back from my career to care for them. “Stay at home” really doesn’t capture it, though, as I was an active volunteer in their schools and with other community organizations including the Camas Education Foundation (Board member and Grants Committee Chair) and Veterans for Foreign Wars (Chair of the Voice of Democracy Youth Scholarship Committee).

Additionally, I provided investors with financial analysis and portfolio guidance and streamlined operations by identifying and implementing changes that improved efficiency and visibility.

When my wife landed a residency in Portland, I moved up from San Francisco and joined the management consulting firm Point B. I worked with several Seattle-based companies including Starbucks and Group Health, as well as a statewide professional association: STARBUCKS: During a period of intense growth, Starbucks needed to modernize its HR systems. I worked directly with the HR Information Services Director to improve cross-functional processes, organizational interactions, and systems configuration. This included conducting detailed “as-is” process mapping, pinpointing issues, and developing and prioritizing solutions based on analysis and interviews with cross-functional groups. I also completed the initial design which included articulation of high-level costs, timelines, and return on investment. GROUP HEALTH COOPERATIVE: Managed the design and implementation of a new billing and accounting system for Group Health’s Patient Financial Services department. This required heavy coordination with executives and managers throughout the enterprise to resolve business process and change management issues, communicate status, and coordinate dependencies. OREGON MEDICAL ASSOCIATION: Supported the design and launch of a strategic planning process for a 6,500-member professional association. I interviewed members to identify issues and surface key themes, presented the findings at a 2-day conference, and facilitated several group work sessions to prioritize issues and begin developing action plans.
