About Chad Stewart

Whatever job I’m doing, my goal is the same: to lead with integrity and accountability. That’s what I learned to do as an officer in the Marine Corps and I’ve relied on that foundation as I built my career first in business process consulting and then in project management. Someone once asked me what it was like to transition from four years in the military to a civilian career. For me it was pretty seamless. When I went to work for Accenture, a global professional services company, I was more than ready to take on fast-paced, demanding assignments that required the ability to collaborate and solve problems. When a supply chain project with Sony had me traveling frequently to Japan, I’d already learned to be comfortable in unfamiliar situations and surroundings and could easily navigate ambiguity. Working in industries ranging from health care to manufacturing has honed my ability to adapt my communication style and build rapport with stakeholders including physicians, real estate investors, engineers, attorneys, and government officials. I have a knack for gathering business requirements and translating them into workable project designs. I’m often sought out for my analytical ability and valued for formulating business cases that keep negotiations focused and on track. What hasn’t changed are my values around showing up prepared and treating people with respect. On a personal note, I’m a proud husband, father to two amazing kids, and an active volunteer with organizations focused on education and veterans’ services. I count myself lucky to be a professional and college soccer referee—a side gig that doesn’t get much play on my official resume but makes heavy use of my interpersonal and conflict resolution skills. I’m passionate about soccer and love that I get to share it with my local community by instructing and mentoring young referees.

Director Of Land Development

Current

Dec 2023 - Present

Senior Project Manager

Vancouver, Wa

Jun 2021 - Dec 2023

Senior Project Manager

I joined Hurley Development when the chief executive sought me out to manage the company’s most complex land development projects in Southwest Washington—residential, commercial, and mixed-use master planned communities—from pre-acquisition analysis through the entitlement phase. I coordinated internally with legal, finance, construction, and property management personnel and drove overall project success by keeping close tabs on scope, schedules, and budgets. I led diverse, distributed project teams, and served as the owner’s representative during negotiations with key stakeholders. For example, I played a key role in resurrecting a 10-acre commercial project by convening key stakeholders and spearheading negotiations with county officials leading to a project savings of more than $1.5 million.Other PM tasks I performed:• Managed budget of more than $5 million for projects’ capital value over $100 million.• Coordinated with public agencies to obtain development entitlement approval and negotiated agreements and land acquisition.• Stewarded relationships with property owners, neighbors, and other community stakeholders.• Avoided risk by proactively resolving politically sensitive vendor capacity and capability deficits while maintaining strong professional relationships with all parties.• Prepared presentations and project status updates for owner and investors. • Trained and mentored 2 junior project managers.

Stay-At-Home Dad

Stewart Family

Camas, Washington, United States

When my wife’s career entered a particularly demanding phase requiring frequent out-of-state travel, I’m grateful I was able to support her and my kids by temporarily stepping back from my career to care for them. “Stay at home” really doesn’t capture it, though, as I was an active volunteer in their schools and with other community organizations including the Camas Education Foundation (Board member and Grants Committee Chair) and Veterans for Foreign Wars (Chair of the Voice of Democracy Youth Scholarship Committee).

2012 - 2016 ~4 yrs

Project Management Consultant

Stewart Group, Inc.

Vancouver, Washington, United States

In 2006 I continued to work with American Pacific Communities as a contractor, providing land development project management services and portfolio guidance. (See below)

2006 - 2011 ~5 yrs

Project Manager

American Pacific Communities, Inc.

Vancouver, Washington, United States

At APC I managed multiple residential land development projects in Southwest Washington from start to finish, responsible to ownership for scope, schedule, budget, team leadership, and overall project success during pre-acquisition analysis through the construction phase. Additionally, I provided investors with financial analysis and portfolio guidance and streamlined operations by identifying and implementing changes that improved efficiency and visibility.

2004 - 2006 ~2 yrs

Senior Associate

Portland, Oregon Metropolitan Area

When my wife landed a residency in Portland, I moved up from San Francisco and joined the management consulting firm Point B. I worked with several Seattle-based companies including Starbucks and Group Health, as well as a statewide professional association: STARBUCKS: During a period of intense growth, Starbucks needed to modernize its HR systems. I worked directly with the HR Information Services Director to improve cross-functional processes, organizational interactions, and systems configuration. This included conducting detailed “as-is” process mapping, pinpointing issues, and developing and prioritizing solutions based on analysis and interviews with cross-functional groups. I also completed the initial design which included articulation of high-level costs, timelines, and return on investment. GROUP HEALTH COOPERATIVE: Managed the design and implementation of a new billing and accounting system for Group Health’s Patient Financial Services department. This required heavy coordination with executives and managers throughout the enterprise to resolve business process and change management issues, communicate status, and coordinate dependencies. OREGON MEDICAL ASSOCIATION: Supported the design and launch of a strategic planning process for a 6,500-member professional association. I interviewed members to identify issues and surface key themes, presented the findings at a 2-day conference, and facilitated several group work sessions to prioritize issues and begin developing action plans.

2001 - 2003 ~2 yrs

Business Process Consultant

San Francisco, California, United States

At Accenture I provided leadership on client engagements that involved system design, business process analysis, product testing, and training. Additionally, I contributed as a team member on full-cycle projects (initiation, planning, execution, closure) including functional requirements gathering, application design, development support, testing, system integration support, conversion support, user training, change management, system implementation, and production support.Traveling frequently to Japan, I played a vital role in the successful implementation of a B2B e-commerce application and global “factory direct” supply chain process for Sony Corporation.

- Commanded units of up to 70 service members with responsibility for all aspects of operations including readiness, unit performance, budget management, planning, training, and personnel wellness. - Responsible for liaison with U.S. Embassy and host country personnel for a 2,000-member military organization.- Earned early promotion to Captain; received several performance and leadership awards for achieving mission-critical objectives while deployed overseas.
