CurrentNew England Cold Storage (NECS) recently developed our first public refrigerated warehouse facility in Sturbridge, Massachusetts, and a new warehouse logistics company to operate it. In the next several years, we plan to develop a network of at least three more facilities across New England. While the global economy is falling into recession, essential supply chain providers must plan for steadily increasing customer demand for the foreseeable future, and many investors are actively looking for risk adjusted returns like those our project offers.In the past five years, we have brought together experts in each of the crucial disciplines in our business plan. NECS is now a cohesive team of like-minded business leaders with decades of experience in two primary buckets: full-cycle commercial real estate development and operation of a public refrigerated warehouse.In combining these areas of expertise NECS brings a unique and difficult to reproduce value proposition to the New England market. The barrier to entry for any potential competitor is to gather a team with similar expertise, identify and develop a competitive first facility, and quickly access a finite marketplace of regional customers to become profitable. Planning for future facilities is now underway.
