As project manager for Armstrong Builders, I have led the new construction team building luxury custom homes averaging in eight million dollar contracts. Working directly with the architects, designers, consultants and owners. I have also been responsible for the construction of 116 new homes in three separate developments for the Department of Hawaiian Home Lands, all qualifying for LEED Gold status. Responsibilities include managing AIA contracts and billing, negotiating contracts, coordinating with city & county departments, estimating, material take-off, purchasing, processing invoices, aiding in design of homes to optimize energy efficiency and construction techniques, supervising site development, managing homes under construction, scheduling and coordinating subcontractors to optimize schedule and budget.

As the project manager for new construction development specializing in "green" and energy-efficient homes I had the opportunity to work with programs such as LEED for Homes, Energy Star, EarthCraft, Build America, Building Science Corporation, Green Homes Plus and others. Responsibilities include negotiating contracts, estimating, material take-off, purchasing, processing invoices, aiding in design of homes to optimize energy efficiency and construction techniques, supervising site development, managing homes under construction, scheduling and coordinating subcontractors to optimize schedule and budget.

Superintendent for large developer building new single family and multi-family homes coordinating between site development and construction. Responsibilities included coordinating subcontractors on a fast paced production budget schedule while maintaining quality control, creating accurate and reliable schedules and progress reports on a weekly basis, purchasing, and estimating.

Superintendent for large developer specializing in urban infill projects, met with homeowners, scheduled and supervised subcontractors, troubleshooting and tracking daily repairs. Responsibilities included full knowledge of home warranties and specifications, problem solving of complex situations, maintaining customer relations through verbal and written communications, and ensuring customer satisfaction while negotiating and resolving volatile situations for positive win-win outcomes.
