 Responsible for designing and implementing global strategies as part of the core leadership team for the company’s real estate function, including all cross-divisional initiatives related to workplace design, operational improvement, org. and process design, cost savings, lease administration, best practices, strategic sourcing, metrics tracking and reporting, technology and dashboard implementations, and other efforts to support the function. Managed the core team activities for the $2.0 billion New York City headquarters construction and relocation project to 30 Hudson Yards, including overall project coordination, PMO activities, predictive workforce demand analysis, governance oversight, workplace strategy and programming, and amenity design. Acted as key coordination point for change management, communications, tax incentive, digital branding, workplace technology, and physical migration teams. Managed the project team to analyze, design, and implement the comprehensive outsourcing of the company’s facilities services, including service delivery strategy, sourcing plan, employee communications, and transition. Led the development and implementation of an enterprise real estate performance management dashboard and data warehouse to allow for tracking KPIs and incorporating global occupancy costs, capital expenditures, headcount, and space usage. Led a multi-disciplined team to create the first cross-divisional real estate general ledger system, including uniform chart of accounts, financial reports, and ongoing process to track global operating costs and capital expenditures for all facilities and projects.

 Managed a real estate and operations assessment for all divisions of a leading global media company. Scope included establishing a business case, operating and organizational model, and cost savings strategy through staff and portfolio realignment, strategic sourcing, and technology improvement. Was heavily involved in selling this year-long project ($800,000 in fees), writing the RFP, and conducting sales presentations. Managed the review of a global real estate outsourcing contract for a Fortune 75 company, including benchmarking the service provider and client’s organizations, costs, service levels, and metrics.

 Responsible for marketing and delivering commercial real estate consulting services to new and existing clients throughout North America for this global real estate services firm. Included P&L management of the consulting solutions line of business. Sole-sourced approx. $1 million in consulting fees each year. Self-performed consulting engagements while overseeing in-house consultants, strategic planners, and researchers; team managed approx. $10 million in annual consulting revenue. Managed the complete writing, editing, and production process for consulting-related outbound RFPs, sales presentations, and marketing peripherals.  Developed a comprehensive real estate portfolio strategic plan, organizational design, financial analysis, $25 million occupancy cost savings roadmap, and C-level summary report for the merger of two international, billion-dollar chemical companies. Developed the real estate financial model and portfolio due diligence for the acquisition of a 100-site restaurant chain in conjunction with investment banking partners. Developed the analysis for the consolidation of a $100 million electronics firm, including impact analysis of operations, personnel, and technology. Oversaw the creation and publication of a benchmarking report co-sponsored with CFO Magazine to gauge industry opinions on corporate real estate services and outsourcing.

 Guided the strategic planning process of Fortune 250 clients for real estate strategy, process improvement, outsourcing, cost containment, vendor selection, and the evaluation of network and web-enabled technology systems. Conducted business development and sales for real estate consulting services; was instrumental in the sale of a $4 million strategic technology implementation contract, as well as numerous consulting contracts in the $100,000 to $500,000 range. Oversaw all aspects of two annual benchmarking studies for the real estate function of the financial services industry. The study covered both quantitative metrics and qualitative trends. Participants included 20 Fortune 200 firms. Advised a Fortune 25 firm on the spin-off of its real estate department, consisting of 2,000 people and a $1.3 billion annual budget. Activities included the creation of a complete business case and marketing plans for the new entity. Developed a $4 million strategic vision and implementation plan for the real estate technology platform of a Fortune 75 organization. Vision included a roadmap to improve data integrity, integrate disparate IT solutions, improve reporting capabilities, and facilitate collaboration through the internet.

 Created and oversaw development of more than 300 highly detailed real estate presentations, RFPs, marketing peripherals, marketing plans, case studies, and pricing models as part of a complete business development process with potential customers.
