My key responsibilities at AWS are: -Managing the overall operations of a commercial property portfolio, which includes offices, retail promenades, and industrial estates.Develop and implement maintenance management plans, service charge budgets, and strategies to achieve an effectively run estate and enhance value.Oversee lease events, including lease negotiations, lease renewals, rent and debt collection.Maintain positive client and tenant relationships by addressing inquiries, resolving complaints, and ensuring timely response to maintenance requests.Conduct regular property inspections to identify hazards, essential maintenance and repair needs, and coordinate with vendors and contractors for timely resolution.Ensure all insurance requirements are met for both occupied and vacant properties.Coordinate with both incoming and vacating tenants regarding dilapidations, refurbishments and ensuring compliance with lease terms and building regulations.Prepare and present regular reports on property performance, including financial statements, occupancy rates, and maintenance activities.Develop and manage annual property budgets, track expenses, and implement cost-effective measures to optimise property performance.Implement and maintain property management software systems (re-leased) for effective documentation and reporting.Stay informed about market trends, competitor activities, and industry best practices to identify opportunities for improvement and innovation.Create effective marketing campaigns for upcoming and available spaces, conduct property tours, and negotiate heads of terms.
