A National Registrar of Historic Places, Alden Park Apartments is a 776 unit, Class A+, historic, luxury residential community. The community consists of 3 high rises over 37 acres.My job duties were to provide excellent customer service to maximize resident retention. Primarily focused on delinquency reduction, court proceedings, and invoice processing. Assisted with renewal processing and resolution of resodent complaints. Assisted, as needed, with leasing apartments. Menntored staff to company policies to maintain a positive work environment. I co-managed a staff of 21 (4 Leasing, 3 Concierges, 14 Service).

Central West End City Apartments is a 401 unit, Class A community, with Studios to 5 bedroom penthouses and 7 commerical tenants. The community consists of 3 turn of the century residential hotels and a 4th; 83-unit modern building (built in 2012). Job duties included: colllecting rent payments, posting late notices, submitting court filings and attending court proceedings. Conducting apartment move out inspections, processing Statement of Deposits, submitting delinquent accounts to collections, and maintaining accurate post-move out ledgers. Processed renewal letters and met with residents to confirm acceptance. Confirmed lease documents and insurance requirements, were kept, up to date.

Woodland Park Apartments is a 753 unit (3 phase) Class A, residential apartment community, built with a mixture of 1, 2, and 3 bedroom apartments and townhomes. The community is located in Herndon, VA. I was responsible for the overall operation of the sales, maintenance, and accounting teams.

The Encore Apartments is a 461 unit, Class A, residential apartment community, located in the City of Alexandria of Virginia. My job duties included: processing and submitting account payables through an online processing server, collecting rent payments, posting late notices, submitting court filings and attending court proceedings. Consistently closed monthly books at or below 1% rent delinquency. Conducted apartment move out inspections and processed all Statement of Deposits. Assisted Property Manager with renewal resident retention efforts. My achievements included:Interim promotion to Acting Property Manager, April 2014 to July 2014, multi-site portfolio of 502 residential apartments and 5 commercial tenants, class A communities; The Broadview at Roland Park and Woodcliffe Manor Apartments in Baltimore, MD.

My job duties were to provide excellent customer service and coordinate all aspects of community's operation; including, forecasting and budgeting, leasing, apartment turnovers, renewals, hiring and mentoring all staff to company policies and maintaining a positive work environment. I managed a staff of 12 (2 Leasing, 1 Occupancy Specialist, 5 Concierges, 4 Service). My achievements included:Overseeing the completion of construction for the $146.6 million - gut restoration; completed December 21, 2012.Managed the fastest residential lease up in Chicago history; 90% within 9 months of occupancy.

Jefferson at Orchard Pond is a 747 unit, Class C, residential apartment community, located in Gaithersburg section of Montgomery County, MD. My job duties were to provide excellent customer service and coordinate all aspects of community's operation; including, forecasting and budgeting, leasing, apartment turnovers, renewals, hiring and mentoring all staff to company policies and maintaining a positive work environment. I managed a staff of 13 (3 supporting Managers, 3 Leasing, 7 Service). My achievements included:Oversaw capital improvements to boiler/chiller, totaling $65,000 Increased Economic Occupancy by 2.6%Increased Physical Occupancy by 1.4%.I was promoted to General Manager and transferred to Chicago, IL, to manage the lease up and final construction of Randolph Tower City Apartments.

Fordham Glen is a 296 unit, Class B, residential apartment community, in DuPage County, IL. My job duties were to provide excellent customer service and coordinate all aspects of community's operation; including, forecasting and budgeting, leasing, apartment turnovers, renewals, hiring and mentoring all staff to company policies and maintaining a positive work environment. I managed a staff of 5 (2 Leasing, 3 Service). My achievements included:Increased GPR, same store by 2%Increased NOI 7% over budget or $118,528 and 16% same-store or $272,199Grew Economic Occupancy from 80.0% to 92.1%Oversaw capital improvements totaling $272,199; to include new entrance planting beds, new pool deck, apartment HVAC upgrades, and an apartment upgrade/renovation program.I successfully transitioned the community through a sale in November 2011 and was transferred to Gaithersburg, MD, to oversee a newly acquired property.

The community is a 556 unit, Class A, residential apartment community, located in the Alexandria section of Fairfax County, VA.My job duties included: outreach to local the community, businesses, and chambers, placing service requests, service request - satisfaction follow-up, planning monthly resident functions, and clerical assistance to the Management and Leasing Teams. In August 2008, ownership changed management companies to Village Green.

My job duties included: assisting staff with applicant screenings, file preparation, move-in and move-out procedures, resident notices, vendor relations. Assisted managers with service request follow-up and problem resolution. Community was sold in December 2006.

The Hilton Garden Inn Fairfax is located in the Fair Oaks section of Fairfax County, VA. It is a limited service, 249 room hotel with 10,000 sq. ft. of meeting and pre-function space, outdoor courtyard with fountain, restaurant and bar with nightly room service. My duties included: supervising all aspects of hotel operations for evening shift, including: front desk, shuttle service, guest rooms, restuarant and bar, grounds, safety, and security.
