Rental rates, unit mixes, amenities, staffing structure, financial analysis, proformas, and operating budget recommendations are made based on historical data from the 35,000+ bed Campus Advantage portfolio.- While visiting the market for a Market Analysis and Feasibility Study, all student housing competitors are toured and evaluated to identify advantages the new development could feature to create a competitive advantage. On-campus student intercept surveys are performed to gauge interest in the potential project to determine both design features and appropriate price points. Future pipeline construction sites are toured, as well as meetings with city planning officials and the university’s Institutional Research Office staff.- Perform on-site due diligence for transitioning assets that includes evaluations and inventory of all fixtures, unit and common area walks, and Cap Ex recommendations. An audit of all lease files and financial documents are also included as part of the final due diligence report.- Create “Quick Pitches” for potential acquisitions and development projects that are presented to capital partners.
