I'm a versatile real estate professional who has spent the last 15 years developing my real estate legal, analytical, and construction development skills scaling high-performing real estate ventures. As the Senior Manager, Development and Legal at Grand Manor Developments Inc. I played an integral lead role in property discovery and acquisition, which included: market trend analysis, consumer research, land acquisition, land conversion (official plan amendments, zoning by-law amendments, minor variances, site plan agreements). Subsequent to opportunity validation and conversion, I helped secure construction financing, letter of credit coordination and submission, project managed full scale development (contract drafting and negotiation with trades, Tarion coordination, trade scheduling and progress draws. This experience provided me with understanding and appreciation of a clients needs in a timely and cost efficient manner.As a lawyer at Barrila Law practicing in the area of Commercial Real Estate Law, I completed multiple commercial property acquisitions and dispositions which included: Agreements of Purchase and Sale drafting, review and negotiation, commercial due diligence (title due diligence, review of leases, compliance letters, security deposit verification, vendor contract review, estoppel certificates, and liens). Preparation of due diligence reports, financing co-ordination and condition removal, insurance review, environmental site assessment review and conflict negotiations. In leasing matters I focused on leasing for office, retail, restaurant and mixed commercial applications including commercial condominiums. Represented franchisees and franchisors in lease review and dispute resolution matters. Lease review included: lease analysis and overview with clients, negotiation of amendments with both landlords and legal counsel, negotiation of demolition clauses, exclusive use clauses, amendments in condominium disclosures in pre-construction lease agreements and milestone conditions.
