Worked for an international construction technology startup company focused on modular built multi-family housing.  Prepared financial models, projections, and analysis for prospective property acquisitions and development opportunities totaling $85 million in potential revenue.  Managed the due diligence process for acquisitions which included market analysis, budget creation, project scope, and return on investment modeling.

Worked on the agency brokerage team who represents over 12 million SF of office space in Denver, DTC & Boulder. Analyzed every major office building in the Denver CBD for a Remodel Study, to show clients the effect of intelligent vs misguided investments. Completed a Price Gap Study of the market rental rate for every downtown office building to illustrate why owners are missing out on higher rates and occupancy.  Maintained a Denver tenant tracking list that detailed for each tenant price sensitivity, desired location, SF demand & industry. Created vouchers & competitive sets, market analysis, & tours for prospective tenants.

I was hired as a Credit Underwriter and gained the Portfolio Manager role while retaining my Underwriter title with one of the nation’s largest full-service providers of consumer and commercial banking, wealth management, mortgage, and insurance products/services ($120 billion in assets). Following the departure of two management team members, I was asked to take on the Portfolio Manager role, effectively managing a portfolio of 45 clients and $250 million in credit exposure. I handled a wide range of responsibilties that included:■ Analyzed company performance and the impact of industry/competitive dynamics and macroeconomic events on client and prospect creditworthiness. ■ Modeled loan structures and completed profitability models.■ Examined financial statements, projections, and business plans to identify/mitigate key risks. ■ Determined appropriate risk rating for a company and identified risk rate changes. ■ Managed financial reporting requirements, covenant requirements, past dues, and documentation exceptions. ■ Participated in post-closing inspection as part of continuous monitoring credit risk management framework, developing action plans for deteriorating credits. ■ Ensured compliance with internal bank commercial loan policy, credit risk management policy, and external regulatory requirements, documenting exceptions.■ Prepared informative, well-written and concise credit approval documents for new loans, amendments, and renewals. Reviewed internal and attorney-prepared loan documents.■ Completed timely, ongoing credit servicing of loans in the portfolio, including analyzing historical financial performance, performance vs. projections, covenant compliance, risk rating, and all other significant risk drivers.

Completed the Regions Management Associate program, a career-launching development program designed for those who have exhibited high levels of motivation and strong leadership skills.

I coordinated various project activities for this commercial contractor (in business for 73 years in the Nashville area), including estimating, bidding, and upkeep of information. During this period, I established and maintained solid relationships and gained respect from all team members at the company for my efforts.PROJECTS:■ Cool Springs Call Center – Oversaw completion of LEED silver credit, managed submissions using Timberline software, provided progress reports to clients, and created a Site Safety Workbook.■ Belmont Law School – Completed 7 months of field work providing layout and quality assurance.
