Managed day to day financial activities of a (26) multi-site portfolio consisting over 300 units in the Los Angeles and Koreatown area. In addition to doing all the administrative work and marketing. I also scheduled and directed staff in daily work assignments to maximize productivity. My responsibilities also included project management, marketing, leasing, rent collection, payroll, training each building manager in collecting rents on time, serving 3-day notices, attending unlawful detainer cases for evictions, answering maintenance request when submitted and hiring cleaning staff to keep each building cleaned and maintained. I also was responsible for petitioning the court for unlawful detainer cases and followed up with attorneys until cases were closed. I supervised all building managers. I planned and organized apartment turnovers and complete remodels. I hired contractors to do remodeling and maintenance request at each building. I made sure all apartments were at market value in accordance with the rent stabilization ordinances and greatly increased the property value and rents of each building as new tenants moved in. I screened for professional residents that made the buildings appealing. I also worked closely with the building owner at selling some of his properties and also purchasing new ones.

I greatly increased the property value and made the buildings look more appealing. I screened the tenants putting in applications to rent and was solely responsible with the building owner in deciding which applicant we chose to rent to. Lastly, I coordinated with LA Housing and Development inspections, attended court appearances for unlawful detainers, and was also the person in charge of diffusing problems that occurred with tenants/management and possible building owner. I maintained a safe work environment and was on top of all OSHA necessary positing’s.
