- Evaluate new sites for development feasibility. Our projects are typically between 20-30 acres with a goal of 250 - 300 apartment units.- Research all local, state and federal fees, permits and their processes and requirements to obtain final approval for site and building construction.- Research and utilize the local zoning ordinance for guidance in preparing conceptual site plans for preliminary construction cost estimating.- Interview and ultimately hire consultants for our due diligence work; ALTA boundary & topo surveys, phase one ESA, geotechnical studies, traffic impact analysis, wetland consultants, civil engineers, etc.- Attend public hearings, neighborhood meetings and general presentations as needed to obtain support and/or approval of our project.- Work hand in hand with our construction department to ensure constructibility of our design with an emphasis on cost and quality.- maintain excel spreadsheets that track permit fees, impact & utility connection fees as well as a spreadsheet of historical data of due diligence and consultant fees.- Very proficient in the use of AutoCAD, Google SketchUp and the entire Microsoft Office Suite.
