I currently manage a 102 unit (subsidized housing) senior apartment complex in Belvidere, IL. I manage all of the day to day operations of this facility. I process all move-in and move-outs, collect rents, manage my maintenance team, assign work to be completed, handle all complaints, disputes, and tenant issues, show apartments and give tours of our property. I have to meet with various vendors, obtains bids for various projects, file monthly reports, process all annual re-certifications and maintain all tenant files, schedule and conduct all annual and semi-annual apartment inspections, and walk the property daily to ensure that we have a very clean, well kept, and safe and secure property. I also conduct move-in and move-out inspections to determine what work needs to be done to the apartment to make the next tenant happy. In this position, I obviously wear many hats and customer satisfaction is always my main priority.

I manager two different properties for Fridh Corporation. One is a multi-family comlex with 50 (1, 2, and 3 Bedroom) townhouse units. The other property is a 5 story Senior Citizen Building with 102 units. These are low-income (Section-8) housing properties.

Responsible for the day to day operations of an inbound/outbound call center specializing in the outsourcing recruitment of candidates for hire. Managed a team of 6-46 employees, handled training and development, employee relations, scheduling, performance reviews and call escalations. Conducted file reviews, coaching clinics, and developed recognition programs to meet customer satisfaction goals.

Utilized adult learning principles integrated with employee learning styles to optimize training results. Conducted "train the trainer" sessions for trainers and line management from various sites. Designed facilitator and participant guides, co-authored the new hire training manual for National Callbacks and lead the nation in retention success rate (94.75%).

Managed a portfolio of delinquent accounts. Utilized superior customer service relationship and communication skills to negotiate payments on past due accounts. Created proposals for card members to address and resolve their credit problems. Served as a team lead and mentor for our new hires.

Taught all social studies courses and served as the Head Girl's Volleyball and Boy's Track team coach from 1990-1995. Developed and implemented educational supplements for challenged students which resulted in 13-17% increase in social studies scores. Organized and supervised field trips to Washington, D.C. and to London, England for 5-10 students.
