I have been in the new construction industry for over 20 years in The bay area primarily evaluating residential building sites for the purpose of building new single family homes on private lots throughout the Tampa bay.I have been immersed in all aspects of build on your lot Construction from marketing to design to completion. I understand the implications of design for just about every zoning district in the Bay area.I have also procured building sites for the purpose of speculation and the installation of brand new architecturally appealing single family homes on individual sites in the urban core areas of the bay area and rural areas including Hillsborough,Pasco and Pinellas counties. Over the past decade my focus has been locating tear down properties for the purpose of removing the existing home and rebuilding a new home on the site. In fact I have located several tear downs for private clients as well as builders for the sole purpose of building a new home that meets the architectural requirements bestowed by The building jurisdiction in that area.Many People do not know this but The Tampa Bay area has very old housing stock and many functionally obsolete houses or otherwise un-insurable wood houses built in the early 20th century. These are really just vacant lots. Remarkably the average Demolition expense is about 5000 dollars and this expense can be recouped in the savings of the impact fees credited for the original structure on the property. Many Builders have taken advantage of this tear down revolution Like Allstate Homes in Port Tampa and Ballast Point before the downturn and Most recently Domain Homes who provide a wonderful opportunity to reside in The Urban core of Tampa and St. Petersburg. I have worked with some of the best engineers, surveyors and builders in The bay area and hope to continue this journey for my career.
