• Assisting the Director of Support Services with implementation of the Estates Strategy, including production of full business cases for approval by the executive board.• Responsible for progressing all Acquisitions and Disposals, this includes, the disposal of 14 properties with a capital receipt of circa £4m, and the acquisition of 1 freehold and 6 leaseholds with a value worth in excess of £3.5m in line the Estate Strategy.• Exercise Due Diligence on all proposed Acquisitions and Disposals assessing market demand, access, use and finances.• Responsible for negotiating Leases and Licenses this includes: o Completing a client brief with the client to ascertain requirements.o Finding the correct property to reflect the client brief/business needs.o Producing floor layouts to make sure property is fit for purpose. o Negotiating the lease and working closely with legal colleagues to make sure the lease reflects what has been agreed in the Heads of Terms taking great attention to detail. o Negotiating rent reviews with our landlords making sure lease terms have been adhered to. o Negotiating dilapidations at the end of lease terms. o Producing Licenses for force dynamic training venues. • Work closely with all stakeholders during any Acquisition or Disposal process making sure the relevant people have the correct information at the right time.• Manage internal and external teams during design, implementation and delivery of new properties, from managing client’s expectations, liaising with IT colleagues and managing contractors on site.• Produced specification for the tender of the forces property auction contract.• Liaise directly with CEO to sign and seal Leases and Contracts. • On the project board for the Constructions of a £13m Police Station in Harrogate, managing the installation of the access control system.• Attending various meetings from team meetings to project boards.
