Mr. Hernandez's responsibilities include preparation of annual budgets, accurate financial reporting to owners, strategizing rent levels, marketing, site presentation and asset preservation. He mentors, coaches, motivates and inspires his staff to ensure that they have the proper tools and resources to be successful. Prior to joining Sunrise Management, Mr Hernandez served over 2 years at SRHT-PMC (Trust Property Management) in Los Angeles, where the portfolio grew from 18 to 29 communities under management. Previous experiences include serving for over 7 years at FPI Management, where he was instrumental in the growth of the affordable portfolio in Southern California, making FPI one of the most distinguished affordable companies in the industry. He served two terms as an Investment Manager for Pinnacle for a total of 14 years and two 2 year stints as a Regional Portfolio Manager for ConAm Management and The John Stewart Company. He has a total of 25 plus years in corporate operations, commercial and residential property management. His time in various sectors of property management has allowed him to become an expert in marketing, accounting, strategic planning, acquisitions, project management, project rehabilitation, operations and client/resident relations. His focus on internal control procedures provides assurance the properties that he’s involved with, will maximize net income and that all financial matters will be handled with care, competence and professionalism.Mr. Hernandez who is a native San Diegan, graduated from Kelsey-Jenny Business College in 1990 with an A.A degree in Computerized Accounting/Finance. He holds a Real Estate license through the Department of Real Estate of California and is certified in both Tax Credit and HUD programs. He currently holds the HCCP, TaCCs, AHM, and COS designations. He has extensive training in fair housing law, tenant to landlord law and resident retention. He has received various awards in the management field recognizing his determination and hard work.
