• Innovative advisor for national and regional clients across 90 cities• Implement the office integration strategies for organizations as a result of acquisition or merger including the negotiation of early termination and lease buy-out of redundant locations• Leadership of internal and external teams throughout the full real estate process including, subcontractors, Landlords, Finance, IT, Legal, Insurance and Executive Management, ensuring successful project completion• Lead all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeout• Oversee site selection, space planning, CD review, LOI and lease negotiation processes• Optimize the physical space layouts through space planning and procurement to foster a work environment that supports the strategy and goals of all stakeholders• Strategically managed the construction, vendor coordination, furniture procurement, move management, and decommission of over 30 locations • Review and abstract leases for rental obligations and tenant compliance including review of rent statements, property taxes and operating expenses for accuracy• Budget capital improvement projects ensuring each initiative stayed within the established cost parameters • Proven ability to select and manage all third-party brokers, managers, architects, and contractors, with appropriate due diligence• Review and approve for execution Project Management Agreements, Contracts, Pay Applications, Change Orders, Change Directives, Amendments and maintain current tracking logs for each• Manage all Close-out and Turnover processes to resort operations and maintain contact with each resort thru the warranty period• Review CD’s, shop drawings, submittals, etc. for compliance with client standards and site conditions
