 Provide distressed asset expertise on commercial real estate to CMBS, CDO, and fund investors. Maximize investor recoveries through loan modifications, note sales, discounted payoffs, and foreclosures. Prepare and present strategic business plans and workout strategies for each asset, including market data, alternative strategies, and property analysis. Perform thorough financial and property valuation analysis including waterfall modeling, net present values, and discounted cash flows, utilizing Argus and Excel. Review legal documents including Pooling and Servicing Agreements, CMBS loan documents, property contracts, and lease agreements. Ensure compliance with US securities regulations and REMIC tax rules. Oversee property operations including review of budgets, operating statements, rent rolls, & capital improvements. Stabilize properties by aggressively negotiating leases, establishing value-add capital improvements, and ensuring property managers remain on budget. Underwrite real estate and loans for pre-issuance CMBS securitization through valuation and loan structure analysis.
