 Manage daily operations of center ranging from administration of service contracts, tenant coordination, capitol planning, and support of business development programs. Ensure that all national and local service contracts are adhered to per service agreement. Bid and negotiate service contracts which are not nationally driven, such as landscaping, sweeping, pest control and HVAC. Track all tenant construction and review contractor prints for compliance with tenant design criteria manual. Provide tenant coordination with weekly updates to track construction progress. Ensure tenant construction is performed per center’s rules and regulations. Work with leasing agent and tenant coordinator to ensure all landlord work is completed and space is turned over to tenant by agreed-upon delivery date, as specified in lease. Work with General Manager and National Operations to develop five year capitol plan and annual expense budget for property. Review Operational Income and Expense Metrics on a monthly basis to assure expenses are in line with budget. Communicate end of month and year accruals to property accountant. Code and approve invoices under 50,000.

 Used my proven knowledge of HVAC, Plumbing, Life Safety, Electrical and Lighting Control Systems to troubleshoot and isolate problems within integrated building systems. Responsible for onsite tenant coordination. Obtained bids and scheduled landlord’s work. Was direct point of contact for architects and general contractors. Ensured that all tenant build outs were carried out per Westfield's approved set of prints as specified by Tenant Coordinator and design criteria package. Supervised engineering team.
