Pinnacle Management — Fort Belvoir, VA Maintenance Director July 2012 to Dec 2012 (Contract ended)Privatized Military housing consisting of 2145 Residential Units in 15 Communities Department responsible for maintenance of 2145 homes at Fort Belvoir/ Virginia. Combination of single family, duplex and quad-plex units, including new, renovated and historic homes. Team consisted of 33 members, including techs, supervisors, call center, purchasing/ warehouse, QC/ Safety, turn team and grounds crew. Key Accomplishments:● Restructured and trained maintenance team in order to improve work order completion times.● Modified and implemented P.M. program to include inspection of key plumbing and HVAC components in order to identify potential moisture intrusion issues. ● Focused team on completing backlog of 1200 work orders with emphasized improvement on customer satisfaction through utilization of resident comment cards.● Integral part of leadership team responsible for completing 2012 (CEL) annual resident satisfaction survey. Doubled response rate from previous year and increased overall resident satisfaction to 80%.● Developed team to identify and remediate conditions contributing to chronic mold issues in older homes.● Worked with Project Director to; Streamlined Turn Process to control costs and shorten turn times, reforecast 2012 budget and develop 2013 budget, create process to remediate LBP wood windows in historic homes, develop work scopes/ procure contractors/ review bids for annual contracted work.

Homes were mostly single family, with renovated duplex units, and renovated historic homes. Team consisted of 50 members, including techs, call center, warehouse, QC/ safety, turn teams and grounds crew. Key Accomplishments:● Worked with maintenance team to improve work order completion times.● Structured warehouse inventory control with purchasing manager in order to control maintenance supplies cost.● Worked with community manager to better structure Turn Process to control costs and shorten turn times, developed work scopes/ procure contractors/ review bids for annual contracted work. ● Worked with renovation team to ensure OSHA guidelines were followed at all times. ● Conducted weekly safety meetings with contractors and subcontractors to promote safe work practices. ● Obtained and reviewed materials specifications submittals for all materials used on project and performed daily inspections to ensure all requirements were met..● Conducted new contractor intake meetings and training.● Performed regular quality control inspections and created “punch list” for delivery orders.
