Planned and launched company to provide business brokerage services in the Inland Northwest and mergers and acquisition advisory services throughout the United States.Formed an affiliation with IndustryPro, an international mergers and acquisition advisory firm founded in 1991 and headquartered in the Salt Lake City area. IndustryPro, a global investment banking firm, introduces business owners to debt or equity investors that fund business acquisitions, divestitures, recapitalizations, expansions and employee buy-outs.

Planned and launched company to create and strengthen strategic partnerships with real property owners and investors through the syndication and development of commercial and mixed-use real estate. This included the development of a 40,000 SF industrial office/warehouse project in Fife Washington.Provided broad spectrum of real estate consulting and brokerage services.

Between 2002 and 2007, SRM Development projects totaled nearly 1.25 million square feet, including 1,500 residential units and 250,000 square feet of commercial space, with market value of $500+ million. Proposed SRM projects in 2007 totaled 2+ million square feet, 2,500 apartment, condominium, and senior housing units, and 750,000 square feet of retail and commercial office space valued at $700+ million. As Development Manager, Mr. Guthrie directed SRM's southern California and eastern Washington and north Idaho development activities, including projects with estimated retail values exceeding $300 million. Managed all aspects of development process including: site acquisition and due diligence, entitlements, building design, financial feasibility and cost estimates, budgeting, team selection and management, scheduling, permitting, and project coordination with the Company construction division.

Directed multiple commercial real estate finance, development and management functions for closely held public (SEC reporting) company with $48+ million in assets, 1,100 shareholders and 300 bondholders; oversaw 35 employees and managed $30 million in bank lines of credit. Ensured Company met all public reporting and fiduciary requirements. Led company from unprofitable status and near bankruptcy to profitability in 3 years. Managed loan officers while interfacing with real estate developers, contractors, and investors to facilitate cooperative partnerships and establish network of mortgage brokers throughout western U.S. Oversaw collection and enforcement of all real estate secured receivables. Initiated and directed all legal proceedings including foreclosures, mediations, arbitration, bidding at Trustee sales, lifting Bankruptcy Court imposed stays on Company assets, civil judgments, and garnishments. Justified, developed, and presented business plans, projections and budgets to lenders and board of directors. Made presentations to the State of Washington Securities Division in support of a bi-annual securities permit renewal. Oversaw annual independent audits of the Company.

Renovated ~170,000 sq. ft. of commercial office space spanning 3 properties and hundreds of apartment units across multiple properties. Managed commercial real estate assets consisting of over 200,000 sq. ft. of Class A and B office space and approximately 400 apartment units. Responsible for feasibility, budgeting, design, team selection and coordination, entitlements, scheduling, contract awards and project delivery for both commercial and residential subdivisions.

Purchased real estate contracts and notes and trust deeds at a discount from individual contract or note holders. Permformed all due diligence and closing related to all real estate secured receivable purchases.
