His knowledge and firsthand experience of preconstruction and construction management help to insure that the risk of the construction and improvements side of real estate development are managed properly and contribute to a successful final result, that is, a development that is moved to a leased and performing asset. For Dave, real estate development is more than locating a desired property and building it out, it involves correct financing, pro-forma income/expense projections, capital asset management and property management. All of this together creates a successful real estate investment. With experience from the financing of projects to the daily management of tenant needs Dave is able to round out the total complexity of real estate development to reduce the overall risk involved. Other areas of experience include the National Historic Register process leading to historic tax credits, administration of state grants and lease preparation and negotiation.
