Sites range from 1,000 person call centers to fifteen person boutique sites. • Goal is uninterrupted down time for equipment. Barring landlord and utility company actions, that goal has been met.• Create budgets and adhere to agreed upon numbers with business units.• Coordinate and oversee project work at sites. Install UPS and CRAC systems to galley and furniture refreshes.• Routinely test for and resolve IAQ issues.• Manage governmental compliance onsite (Community Right to Know, CA energy audits)

Proactively manage generators, UPSs, and transfer switches for 100% uptime. Continually drive cost savings. Energy, water, best practices and consumables.Coordinates, communicates and manages all phases of building remodeling and tenant improvement work with appropriate business units, areas include funding, architecture, engineering, permitting and construction. Enforce terms of the lease/property management agreement.Prepare, submit, and manage property budgets with the clients' goals and objectives addressed. 2010 Capital budget is $226,000. Expense budget is $50,000. Operating Budget is $900,000.Use MyFacility system and 360 database for work order prioritization, tracking and documentation.Provide explanations and solutions for financial performance and budget variances. Manage power outages, evacuations, air, and water quality issues. I am the Officer In Charge during any emergency. Ensure compliance with regional and account wide initiatives and required local, state and federal laws and regulations that pertain to the operating of facilities. (including OSHA and fire and life safety codes) I am the site Safety Committee Chairman and the site contact and facilitator for the Spill Prevention, Control, Counter measure Plan. (SPCC).Manage onsite food and vending servicesNegotiate with vendors, creating scope of work, compensation, insurance requirements and compiling all documents needed for contract implementation.

Responsible for accounts payable and receivable.Initiated cost savings to achieve nine percent annual budget reduction with no decrease in customer or equipment service.Review and negotiate facility long and short-term service contracts (Electrical, Janitorial, HVAC, Confidentiality, UPS, Janitorial, Construction, etc.)Manage landlord and vendor relations relating to site.Ensure facility components (UPS, Generator, Data, Janitorial, Landscaping, etc) are controlled and operating as bid or designedCommunicate positively with senior management regarding facility information, budgets, timelines, expansion, decommissioning and management of facilities.Develop, implement and review site operating plan.Closed call center in November of 2007 for General Motors. Sole representative and on site manager for site closure, including telecommunications, furniture, building services, and landlord. Jones Lang LaSalle wanted to keep my services and transferred me to a different account in the area.Property Management, Jones Lang LaSalle, General Motors SPO 2007-2009-CurrentProperty management responsibilities for 200,000 sq. ft office/warehouse. Site was being prepped for sale. Local representative for environmental evaluations, surveying and broker tours along with day to day operation of the property. Review of utility charges and further examination of the bills resulted in a six figure reimbursement to General Motors from the City of Beaverton.Another GM opportunity has been added back to my duties. Currently, I have local responsibilities for a vacant GM dealership
