Responsible for performing underwriting and due diligence for investments (acquisitions, developments, redevelopments and cap ex projects) in the Central region of the country. Also have responsibililty for budgeting, forecasting, reporting and analysis for assigned operating and development portfolios. Serves as the regional expert on all financial systems and control processes.

Directed a three-person team with asset management and disposition responsibility for a 25+ asset portfolio valued at over $100 mil. The portfolio was comprised of a mix of complex commercial properties (over 1 mil square feet) which included retail, high rise office, multifamily, and mixed use, as well as over 250 acres of commercial land. Responsibilities included asset analysis, implementation of property management and disposition strategies, and portfolio reporting. Accomplishments include: • Selected to lead a presentation on commercial asset valuation to the national REO group. It was so well received, asked to present a similar topic at the following group meeting. • Identified land assets for repositioning / entitlement modification. Put together and directed a team of professionals that successfully amended the property entitlements on multiple land parcel, ultimately providing for millions in additional asset value. • Negotiated and executed leases for over 150,000 sf, adding significant income and ultimately sale value for the bank.• Significantly reduced portfolio operational expenses through meticulous real estate tax assessment analysis and successful value challenges. • Negotiated and managed over 20 REO asset sales valued at roughly $350 mil. Developed and maintained a strong network of investors and brokers throughout the region during this period. • Provided valuation, contract negotiation and due diligence support for numerous note sale transactions, including 5 retail and 2 office assets totaling over $100 mil in value.

Responsible for retail site selection for development of community shopping centers in Florida. Responsibilities included site selection, contract negotiation, project feasibility analysis, securing site approvals and oversight of project development. Accomplishments include: • Identified and secured four sites for big box development. Three of the sites were ultimately developed, with the other shelved due to the market downturn.• Led a team in successfully rezoning a 25 acre land parcel in Broward County in the face of fierce neighborhood opposition. The City stated this was the toughest rezoning battle they had ever experienced.• Secured site approval and negotiated leases with two national, big box retailers for the Broward County site. • Site planned, prepared development analyses, and helped secure tenants for three community center developments totaling over $50 mil.

A corporate officer responsible for ensuring the quality and financial viability of all new property investments during the company’s impressive growth period. Specific responsibilities included financial analysis and underwriting, market analysis, due diligence review (environmental, title and survey, lease abstracting, etc), and escrow closing of all acquisition and disposition of retail centers and land for development. Accomplishments include:• Led a team in creating group policies and procedures, which ultimately received executive approval and were implemented across the company.• Negotiated a form lease with one of the Company’s most desirable retail users. • Part of the team to secure the purchase of a 35 property grocery-anchored portfolio acquisition. • Created a portfolio financial analysis model used during the company’s successful acquisition of a 100 property portfolio. • Negotiated an environmental insurance policy for a $2.7 billion portfolio acquisition in the mid-Atlantic region. This provided a creative solution for a complex due diligence issue, allowing for the ultimate closing of the portfolio. • Attained approval and created a new function for the company, an environmental team to oversee the on-going resolution of issues on acquired assets.
