On-site manager of Rio San Diego Plaza, a 192,000 SF class A property (major tenants are Kaiser Permanente and Union Bank). Previously also managed Horizon Tech Center, an office campus consisting of three, 150,000 SF cumulative buildings (major tenant Lockheed Martin).* Prepare and implement operating and capital budgets, create lease abstracts, negotiate vendor contracts, conduct property inspections, prepare annual CAM reconciliations, and manage engineering and security operations provided by third party vendors.* Review monthly operating/financial statements and implement corrective procedures, where possible, if actual performance is not consistent with budget.* Write detailed narratives for operating and financial reports submitted to institutional clients. * Monitor rent collections and certificates of insurance per lease or contract requirements. * Maintain tenant relations and organize tenant events.* Approve invoices and submit to accounting for payment. * Oversaw the conversion of a single tenant building into a multi-tenant building and provided CM for tenant controlled TI of approximately 30,000 SF at Horizon Tech Center. * Managed the design and installation of new drought tolerant landscaping and drip irrigation system, due to the Rio San Diego Plaza’s history of foundation movement. * Additional management of Rio San Diego Plaza included overseeing the remodel of building corridors including new LED light fixtures, new carpet, and replacement of wallpaper with paint, the remodel of the building lobby including replacement of stone tile flooring, replacement of main entrance doors with a sliding door, and replacement of out dated lobby furniture, and also the remodel of an on-site Fitness Facility with new professional gym quality flooring and new equipment.* Oversee additional renovations and tenant improvements for both properties.

Asset/Property Management: Prepared and executed operating and capital budgets for 24 properties (2,771,196 rentable square feet), hired and supervised third party local property management companies if appropriate for the asset, assured compliance with loan agreements, reviewed financial statements and implemented corrective measures if actual performance was not consistent with budget. Verified accuracy of accounting, tenant compliance with lease terms and third party property manager compliance with management agreements. Directly managed large capital improvement projects including a $1,000,000 HVAC plant retrofit and a $750,000 road expansion;Leasing: Transacted 42 leases with total base rents in excess of $29,500,000.Sales/Dispositions: Transacted sale of 7 properties that sold for more than $217.4 million (6 with IRRs greater than 10.0%);Mortgage Placement/Refinancing: Negotiated loan terms and documents.

Assisted in management of more than 300 multi-family properties containing approximately 6,000 residential units. Oversaw lease administration, routing maintenance requests, advertising vacancies, insurance renewals, resident applicant screening, collecting late fees and payments for checks returned due to insufficient funds, preparing 3-Day Notices, coordinating unlawful detainer actions, preparing security deposit dispositions and managing collections of bad debt. Also responsible for lease administration, including rent increases and operating expense reimbursement calculations for the company’s commercial tenants.
