Dallas-Fort Worth Metroplex

 Oversight of CFE daily, weekly, and monthly work order assignments Reviews equipment data for potential improvements, monitors systems data for abnormal trends, and suggests adjustments Manages the development of new projects. Troubleshoot, evaluate and recommend system upgrades. Order parts and supplies for maintenance and repairs. Solicit proposals for outsourced work. Work with vendors and contractors to ensure their work meets Client standards. Perform all maintenance to ensure highest level of efficiency without disruption to the business. Accurate and timely completion of work order request. Oversee CMMS usage and reporting Supervise Contractors Ensure adherence to Safety Policy and Procedures. Back-up the Critical Facility Manager as point of contact for clients and project teams.

Dallas/Fort Worth Area

We maintain all electrical, mechanical, and plumbing systems that support the functioning of the data center. Preventive maintenance is performed on Chillers we personally punch the tubes once a year and perform monthly maintenance. We clean out the scale that builds up in the cooling tower every six months and perform monthly maintenance. We maintain primary and secondary pumps monthly changing out bearings and greasing as needed. Maintenance is performed on exhaust fans, and Stulz CRAH units which we change out fans as needed. Maintenance is also performed on AHU's were grease fan and motor bearings as needed. Monthly battery maintenance is performed where we get readings ourselves using the albeer cell corder getting voltage and specific gravity readings. We maintain the proper liquid levels in battery rooms and change out batteries and battery post as needed. I perform power ups, redundancy checks and unplugs on the server equipment on the data center floor. I perform switching of power by following MOP's for maintenance on PDU's and RPP's. I calibrate RPP's to make sure that actual amps and amps on the EPMS are the same. We use the Metasys and SCADA CMMS to maintain our building and alert us of any alarms. We also maintain door, toilets, lights, ice machines, and paint. I am the onsite training coordinator I hold monthly safety and site specific training for Cushman employees with power point presentations. We also make work orders scan them upload them and save them for compliance.

• Utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, vehicles, equipment and grounds. • Works under limited supervision, monitors building system operations and performance.• Utilizes several trade skills such as carpentry, plumbing, electrical, painting, roofing, heating and cooling.• Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety. • Inspects building systems including fire alarms, HVAC, and plumbing to ensure operation of equipment is within design capabilities and achieves environmental conditions prescribed by client. • Oversees and inspects the work performed by outside contractors. • Contracted work includes landscaping, snow removal, remodeling, HVAC, plumbers, and cleaning. • Performs assigned repairs, emergency and preventive maintenance. • Completes maintenance and repair records as required. • Reviews assigned work orders. • Estimates time and materials needed to complete repair. • Orders necessary materials and supplies to complete all tasks. • Maintains an energy management program to ensure measures are taken to operate all systems in the most efficient manner to keep operating costs at a minimum. • Maintains the building lighting system, including element and ballast repairs or replacements. • Performs welding, carpentry, furniture assembly and locksmith tasks as needed. • Responds quickly to emergency situations, summoning additional assistance as needed. • Performs other duties as assigned.• Coordinate work and assign tasks.
