From real estate investing in rural areas to always working in client-facing roles, I was fortunate enough to have some skills required to do consulting work in upstate NY, coordinating and facilitating lease and/or neighbor agreements with individual land owners and a renewable energy development company, after meeting an experienced professional at a coffee house…ahh, coffee is a good thing! Now, I am thoroughly enjoying the flow of finding, meeting, building trust, and then helping land owners gain revenue from their property when previously there was none. My father said, “Son, money doesn’t grow on trees.” But I told him that it does blow in the wind in the North Country!!

After studying rental property management under my father, who has been a single-unit rental property owner in some capacity for the past forty years, his company expanded under my leadership from Texas into southern Illinois. I enjoy acquiring and maintaining properties in this business as a traditional landlord while he stills loves doing rehab and handyman work. We currently have 18 properties with growth only proceeding into my own new corporate entity in NY, which currently has 1 property.Additionally, throughout Central & Southern Illinois, I buy homes with creative solutions to emphasize the seller’s top priorities and sell homes to those who do not want or are temporarily unable to buy their dream home in a traditional manner. So this means in general: quick transactions with no bank or realtor involvement with a multitude of deal structuring options including leasing, purchase options, as well as owner financing. In fact my wife and I bought our current home like this as we were starting a new business in a new area and needed two years of business records in order to qualify for a traditional mortgage. Even though I had been with the same bank for 25+ years, it would not lend to us! So we found our own home solution…and now I help others do the same through CSI Home Solutions.

So you’ve thought about skydiving…now let's put your knees in the breeze! I introduce people to the world of skydiving through tandem jumps (securely fastened to me) and by instructing skydiving students how to jump safely on their own (AFF), earning a US Parachute Association license.I do this mostly on the weekends at a locally owned drop zone just east of St. Louis, from 10,000 feet out of a single-engine Cessna, with spectacular views of Lake Carlyle and the surrounding countryside of southern Illinois. My wife and I thought we were losing our connection to our food...so, we bought a 6-acre property (with not much on it) to do it ourselves! Our goal was to grow what we could, handle the harvesting ourselves, and take our health & fitness up a notch with nutrient-dense food. We have tried many things and have learned a lot. We started with some chickens, qualifying for an egg seller's license in Illinois, and a couple of donkeys, as guard animals, haha. We have bred, raised, and then filled our freezer with meat from chickens, turkeys, quail, rabbits, sheep, goats, and one cow. We have kept beehives, worked a 1,500+ square foot garden covered with wood chip mulch, and inoculated logs with medicinal/functional mushroom mycelium. We have performed as many tasks manually as possible (ask me about my scythe!), and melded workouts with chores (bodyweight squats & lunges are very useful postures for a lot of chores!). It has been a challenging experience! In addition, we used the website wwoofusa.org to find seasonal workers, trading room & board. This was a great idea as we have met and gained friendships with six people this way, two from overseas (Japan and Belgium). Now we are moving on to other things, but have grown immensely - physically, mentally, spiritually. We put our philosophy into practice while learning more philosophically from the animal, plant, and fungal kingdoms. We do encourage everyone to connect more with food and water, human’s first medicine, as Hippocrates stated a log time ago.

On an on-call, case-by-case basis, I help my wife's business as an autopsy assistant (or diener). Our clients, surrounding county coroners or private individuals, request post-mortem examinations to determine cause and manner of death. I took this role initially as the best way to help our home business as it would be very difficult to find someone able to be available on an on-call basis. The experience has been very rewarding and educational for two reasons: 1) I am very honored to help provide this valuable service to the death investigation teams of the local and state law enforcement communities, as well as to help provide some answers for the families of the deceased; 2) My knowledge of human anatomy and physiology has greatly increased, which ultimately improves my fitness coaching clients.

I accepted the honor of publicly serving the people of Fayette County, Illinois, as the County Board appointed Coroner through 30 June 2018, thus fulfilling the commitment I made when I swore an oath on 17 February 2017 to support the Constitution of the United States and the Constitution of the State of Illinois as a Deputy to the elected Coroner Bruce Bowen, who resigned effective 31 December 2017. The Coroner's Office is a medico-legal death investigation law enforcement agency. Some of the duties include investigating deaths, notifying family members, coordinating autopsies, issuing death certificates, compiling statistical data for public health records, etc.

After getting some experience as an autopsy assistant and meeting the coroners in the area, I decided to gain some more experience in this field while serving my local community by assisting my home county's coroner as one of his deputies. I learn from, train with, and help the veteran coroner, Bruce Bowen, who, among many more duties, investigates deaths, notifies family, coordinates autopsies and issues death certificates. Served on an on-call basis and took full responsibility for all of the coroner's duties when he was out of the local area.

I taught and engaged high school students in physical education part-time at two locations: Manhattan (Battery Park) and the Bronx (Hunt's Point). I emphasized: 1) showing how fitness supports sports and recreational activities as well as basic daily life; and 2) understanding the connection between health and lifestyle choices, such as eating, drinking, sleeping and thinking. As an individual contractor, I am able to instruct and take passengers on tandem skydives from turbine aircraft (Caravan & King Air) on a part-time, as-needed basis from over 13,000 feet, with spectacular views of Long Island, NY. I believe that this is the way forward…for everything. If you would like to create a buffer against “illness,” then take your “wellness” to a “fitness” level. All of the same markers apply when comparing the three. There is no separation, only a continuous spectrum. “Form follows function.” Therefore, I coached group classes specializing in gymnastics and Olympic weightlifting skill improvement as well as increasing metabolic conditioning. > Collaborated with owner/operator on daily program design.> Formed trusting client relationships based on a sincere desire to see them succeed.> Lectured on how best to eat for performance as well as illness avoidance.> Continually educated myself through CrossFit Journal, the main website and ancillary methods.

Why would one move to New Zealand, the birthplace of commercial bungee jumping? To actively participate in the world’s best adventure tourism industry, of course…Skydive! At a drop zone owned by a New Zealand skydiver, who has been jumping since the 1970’s, I conducted commercial tandem skydiving operations from a Cessna 185 as an instructor and senior member of the drop zone, solely responsible for the tandem passenger's safety from aircraft exit to parachute landing. Regularly met with senior staff and owner to discuss sales and operations.> Served in the position of Occurrence Investigator, in liaison with the Civil Aviation Authority.After completing a tandem instructor (T/I) course in the US with The Ratings Center at Skydive Spaceland (SDSL), I worked as a T/I primarily at Skydive Texas Beaches with a few jumps at SDSL. After moving to NZ, I trained further to earn an Instructor "C" Tandem rating with the NZ Parachute Organisation, and later to earn a Commercial Parachutist Certificate with a Tandem Master rating with the NZ Parachute Industry Association.

I fulfilled a lifelong dream by completing a full course of instruction to earn a Private Pilot Licence issued by the Civil Aviation Authority of New Zealand and recognized by the International Civil Aviation Organization (ICAO). This included cross-country flights from the North Island to the South Island, terrain avoidance and weather awareness training as well as an IFR introduction. > Completed type ratings in the C-152, C-172 and PA-28. > Currently have 132.8 total hours.

Wellington City Council owns and operates a few community-based fitness centers where I felt I could best serve those in need, but who were also willing, to better their lives through all aspects of a holistic approach to fitness to include the mental and emotional as well as exercising. “Walked my talk” as a role model for others to experience their own progressive realization of goals while I sold memberships, conducted tours and managed client files throughout each shift.

Conducted ground instruction and with confidence, took tandem students on their first skydive from a Cessna 182, with the tandem pair climbing out to a poised aircraft exit over the Gulf of Mexico at a seasonal skydiving operation; flying mostly out of Mustang Beach Airport, Port Aransas, TX.> Taught willing students how to deploy the parachute themselves. > Adjusted aircraft position for wind corrections in flight on jump run. > Safely landed on a small target near the beach in front of a hotel/restaurant. > Packed all tandem parachutes and performed a few video jumps.

With a great amount of conscious aforethought, I decided to make a change in career fields. This was so I could be immersed in what truly makes me happy: aviation, flying, skydiving. Started as an outside contract employee then earned a company position managing the front desk, lounge and conference room center, at the financial division in Houston of the largest printing company in North America. As Hospitality Coordinator, I worked directly with the company sales executives and their high-value clients to ensure all needs were met during long projects, to include food & beverage, overnight accommodation, transportation, communication and IT issues. As Project Manager, I served as the main client interface to manage the workflow of documents to file with the SEC and/or to print. I was assigned certain client companies and became responsible for the client's operating relationship with the vendor. > Finished and approved to handle all types of documents for any client six months early during a two-year mentorship program. > All filings with the SEC facilitated by me were on time with zero mis-filings on record.

With the help of three partners, bought and grew a downtown office building coffee kiosk operation. Started with three locations, then secured a lease space and built a fourth location. (Marathon Oil Tower, Continental Airlines Buildings, then Chevron Tower)> Five loyal employees from previous job followed me to the new business. > Increased the total sales by 100% in six months through proper management, team development and sales incentives. Unfortunately, we did not effectively foresee or plan for outside events that directly impacted our bottom line. We eventually had to sell, as building occupancy plummeted due to Continental Airlines re-structuring after the 9/11 attacks and later, Chevron merging with Texaco. Lessons were learned!
