The commercial team of Local Capital Group is forming an independent company named Blue Rise Ventures. The team and assets will all remain the same, just with a renewed focus specifically on commercial assets.

During my time at Terreno, I have completed $250 million in acquisitions in the LA, Miami, and DC markets. I am involved in all phases of the purchases, seeing buildings through sourcing, underwriting, due diligence, and closing. I have also participated in $100 million in disposition in the LA and DC markets. The other aspect of my role is as asset manager for over 6 million square feet of industrial real estate in LA, Miami, and Seattle. Among my responsibilities are leasing, construction management, budgeting, and general oversight of our third party property managers.

I performed market analysis of the areas around our 2800 stores. I then made recommendations for our renegotiated lease deals.

While at CBRE, I created a database of every property owner over 14,000 SF. I pulled the deeds and found contact information for all of the owners. I was also involved in the writing of offering memorandums, in which I had to research the surrounding areas and create investment highlights. I led property tours on my own, as well as spoke to potential buyers about the properties we had listed. I was also able to spend some time analyzing the financials of the buildings we were selling, giving me a strong understanding of what makes a strong tenant. During the summer, I participated in the San Diego CBRE Intern Competition, and was a member of the winning team. In the competition, we analyzed the feasibility of converting traditional office buildings into "creative" office spaces.
