Involved in all aspects of a 9-year, $80 million dollar multi-phase redevelopment/entitlement of 590,000 sq ft Shopping Center. Project was ultimately sold and was largest Shopping Center transaction in the continental US in 2010. For 5 regional shopping centers, responsible for:• Preparation and negotiation of Letters of Intent and Deal Memorandums. Negotiate tenant improvement Work Letters and Landlord required delivery requirements, including turn-key space delivery. Worked with architects and general contractors in value engineering scope of work.• Responsible for lease, amendments, terminations and related agreements; abstracting and memorializing of terms. Full cycle lease administration. • Prepared annual 3-year rolling operating, maintenance, capital and tenant improvement budgets, including anticipated 10-year capital expense outlays.• Completion of Proforma and Lease Analysis. Monthly forecasting and quarterly reporting of all property operating income and expenses.• Full cycle tenant relations; move-in, move-out, day to day interaction for high customer service satisfaction.• Percentage rent billings; CAM, utility, merchant dues and other recoverable expense reconciliations. Annual CPI adjustments and other lease related charges.• Attended Planning Board/City Council meetings in connection with redevelopment and expanded entitlements for the project.• Partnered with brokers on property tours for perspective tenants, lease outline drawings, and property highlights.ACHIEVEMENTS: • Successfully relocated key tenants in compact timeline. • Major redevelopment of circa 1958 shopping center including major renovations to both exterior and interior. New craftsman style facades with art pieces, bronze fountain and common area improvements.
