Sr. Loan Closer (12/12 – 3/14) •Prepare and review all closing documentation for conventional mortgage loans •Audit loan documents and conditions of approval for comments, content and accuracy•Examine title commitment to ensure clear title•Generate funding package and coordinate the timing of the loan funding request•Monitor interest rate lock requests for product and program information•Verify that conditions have been met and approved by appropriate authority•Maintain familiarity with all residential mortgage loan documents and state and federal lending regulations•Analyze trust and entity legal documents to determine legal vesting and signing authority•Work directly with processing, underwriting, loan officers, settlement agents, title, loan center and loan support areas Underwriter (1/09 – 12/12)•Conduct quality review on Private Securitized, Bank Owned, FHA assets to ensure they meet credit & government guidelines and compliance reviews•Analyze customer documentation to determine income and repayment capability•Assess borrower hardship, analyze housing expenses, and determine proper loan resolution and foreclosure prevention alternatives•Monitor delinquency, perform escrow analysis, analyze modification scenarios, proposals and recommend appropriate HAMP/CHAMP loan workout•Ensure all stipulations from specific investors are cleared and meet company guidelines and regulatory requirements•Obtain all third party approvals including investor and mortgage insurance company approvals

•Prepare and review all closing documentation for conventional, single family 1-4 residential mortgage loans•Advise Loan Officers and Title/Escrow Officers of all outstanding conditions and keep them updated throughout closing process•Review and sign off on closing conditions•Prepare HUD statements and review with clients•Coordinate loan signings with borrowers, attorneys and signing services•Examine executed loan documents and review information for accuracy and adherence to both company and investor guidelines•Verify and balance funding figures and wire final loan proceeds to title (wiring authority of $750,000)•Obtain recording information, recorded deed(s) and final title/HUD•Audit funded files and prepare collateral file for investor review•Check loan applications for complete information •Request required documentation on approvals to include: title/escrow documentation, flood certification, appraisal, credit reports, proof of income, proof of paid liens/judgments and other stipulations as listed•Calculate initial ratios to be used in loan review (debt ratio, LTV, CLTV)•Update borrowers, loan officers, title and escrow throughout loan process•Ensure applicant’s documents are accurate and comply with secondary market guidelines and state and federal compliance

•Originate and close consumer finance loans•Analyze credit/income for loan eligibility •Address and resolve escalated customer service issues•Collections/Skip tracing•File small claims actions and attend legal proceedings/mediations
