• Deliver top-tier customer service while managing projects to enhance tenant relations, the office & retail experience, Padel courts & property image.• Manage vendor contracts for services like security, janitorial, and landscaping, ensuring compliance and securing competitive bids to optimize quality and cost.• Coordinate tenant move-ins and move-outs, collaborating on large spaces and handling smaller modifications independently.• Administer office operations, including performance management and team development, fostering a high-performing team.• Partner with parking operations to maintain tenant satisfaction.• Support management team, Leasing, Marketing, and Development with administrative needs.• Ensure compliance with government regulations, maintaining documentation and communicating updates to tenants.• Collaborate with the Chief Engineer to oversee fire and life safety systems, preventive maintenance, and energy management. Organize safety meetings and conduct inspections for maintenance, safety, and curb appeal.• Stay updated on safety and environmental regulations, including HVAC and indoor air quality standards.• Attend seminars and industry events to remain informed on real estate trends and local regulations.• Manage commercial and retail lease agreements, ensuring compliance with tenant and ownership obligations, including renewals, escalations, and amendments.• Monitor lease accuracy and communicate updates promptly.• Oversee monthly financial reporting, ensuring transparency for management and owners.• Review financial reports, identify variances, and make recommendations to improve net operating income and cash flow.• Collaborate with the Senior Accountant to provide comprehensive financial reports.• Lead the preparation of operating budgets, rent letters, and year-end reconciliations (DOE, CAM bill backs, and adjustments).• Manage utility usage reports, sub-metering, and tenant billing for accurate tracking and reporting.
