Senior Property Manager
CurrentManaging a portfolio of 150+ properties throughout the Borough of Barnet, Brent, Ealing, Harrow and Hillingdon, this role requires travelling as well as an office presence. Time keeping and management is a must, with diaries being controlled by the Officer to ensure that all properties are inspected every year, with some requiring multiple visits depending on the client's ability to take care of it.Properties include Privately Leased units, to Council owned (Opendoor Homes) stock. This involves managing clients who are under various types of tenancies, and addressing their queries as per their individual tenancy terms. Whilst leased units will have the involvement of a landlord who will be contacted for repairs issues, I also manage 11 individual blocks for Opendoor Homes, totalling in more than 100 self contained properties for which tenancy queries, ASB concerns and repairs matters are reported to me. This is not part of the 150+ properties already in my portfolio. Clients as well as other peers come through to me to discuss any any outstanding issues. I also help in overseeing other non secure tenants throughout the organisation. I assist the Rough Sleeper Team with their more vulnerable clients i.e. carrying out joint visits and liaising with officers to determine best courses of actions for breaches. Individually, I manage 5 hostel blocks for the organisation as well as a young care leavers block, with me being the 1st point of call for all residents. I am responsible for all properties within my patch as soon as they are passed to my team. This includes inspecting them to confirm they are ready to let, managing the tenant to ensure they do not damage the premises, liaising with landlords/repairs to attend to any issues as well as preparing, serving and actioning legal notices should the tenancy agreements be breached. I also manage the property once it becomes vacant to ensure that it is ready to re-let quickly, but also as per our lettings standards.
