Casual observation indicates that above-average houses in average or below-average neighborhoods often sell for less than they would in an above-average neighborhood, and vice versa. This study investigates a hedonic regression model to predict housing prices based on structural and locational characteristics, and compare to actual selling prices. The primary hypothesis is that houses valued at above the neighborhood average will tend to sell for less than their hedonic characteristics would otherwise suggest, and that the reverse also holds. School districts would initially be used as measures of neighborhood, but alternative measures may also be investigated. Working paper
