Telamon Corporation became a Multistate approved counseling agency meeting the requirements of HUD with the application that I developed in 2009 and re-certified in 2014 after a HUD audit. Oversight and monitoring each of the 10 states that provides housing counseling/financial literacy in the community. Developed training material and delivered the training for the counselors and other staff. Delivered Financial Literacy (Education) Workshops throughout NC and in the other offices within Telamon's Corporation. Financial Literacy covers such topics as Building a Spending Plan (budgeting); Building and Keeping Good Credit, Fair Housing, Foreclosure Prevention, and Homebuyer Education.Assisted in the development and delivery of the curriculum to provide education to new and existing housing counselors

Managed 2 apartment complexes, Section 8 housing and PRAC. One building was designated for Seniors and the second building was designed and housed only tenants that had physical challenges. Oversaw two employees who took care of the physical plant and maintenance. Rented up the apartments meeting HUD requirements for apartments and the tenants. Updated income eligibility, collected and processed monthly rental payments. Maintained greater than 90% occupancy and had a waiting list of tenants for any vacancy that arose.

Managed the HOME program for first time home buyers. Interviewed potential clients determining eligibility for real estate mortgage loans based on lender underwriting guidelines. Established eligibility list of potential clients, counseled clients, met with realtors and local City officials under the Community Development Block grant funds from HUD.

While in this position, provided training and oversight to a number of the offices in NY state. Monitoring the loan activity and delinquency of the single family direct and guarnateed housing program along with the some involvement in the multi-family housing program. Developed a training/operating procedure for reducing single family housing delinquency, handling bankruptcy clients, and foreclosure cases as well as a training manual and provided training to potential lenders to become approved lenders for the RH Guarantee Loan Program. Evaluated grant applications for the Housing Preservation Loan Program, provided oversight and moniotoring of the approved grantees as well.
