Prior to becoming a Real Estate professional I successfully managed and increased staff total to exceed 20 employees on our team; consisting of Underwriters, Funders and Account Managers to increase monthly funding volume. Trained and developed each associate through goal-setting, delegation, one on one training, counseling and performance management. Responsible for staffing levels and personnel actions including; hiring, firing, promotions, transfers and salary actions. Established performance goals, conducted performance appraisal reviews, documented performance and any disciplinary action. Monitored the team (including the sales associates) through the entire loan process, keeping the quality assurance of the loan intact with high level of salability. Created and implemented daily reports to improve communications between the sales and operation team, allowing for a strong team environment. Monitored and evaluated Account Manager's pipeline activity and efficiencies by implementing review process surrounding their monthly projections, leading to increased management efficiencies and lessening compliance errors on expired files. Approved, audited loans and granted exceptions to give the borrower's workable loan alternatives, allowing our team to increase our loan funding volume and maintain a very high level of quality as well as staying within companies' compliance guideline and regulations.

Assisted management with the daily activities including underwriting, funding, broker coordination and processing to ensure loans approved and funded are in accordance with the company and State/Federal regulation.Responsible for drawing loan documents and verifying loan fees, vesting and property address, and confirmed as to where documents needed to be delivered for closing. Coordinated and performed quality control ensuring accuracy in the closed documents. Requested outstanding requirements from the borrower or broker to balance the loan for funding, before requesting wire transfer and funding loan. Notified the closing agent with funding figures and prepared file to be shipped for purchase by investors. Trained new employees in the process of drawing closing documents, funding loans and handling all post closing audit issues. Responsible for DU files upon initial approval and ordered appraisals, notified borrower and loan agent of approvals and requested credit supplements and remaining loan requirements. Heavily involved in auditing files for any compliance issues, reviewed loan requirements and prepared files for loan closing document preparation. Held accountable for taking loan scenarios from both loan brokers and loan agents and fitting the loan into available programs. Requested and reviewed all conditions required and issued approvals to brokers, borrowers and loan agents. Draw closing documents, audited and closed the loan file. Supervised and implemented compliance program. Worked closely with Sales and Secondary Market for loan structure and quotes to ensure salability of loans.
