Usually 3 bedroom 2 bath with large living room, dining room and nice kitchen. 2 car garage. Ceramic tile in bathrooms, kitchen, laundry and entry. Carpet in the rest. Trayed and vaulted ceilings are always a part of the homes we build, as well as high roof lines with hips and gables. We start with a solid foundation made up of rebar and concrete and then concrete blocks laid upon that. We then use treated lumber for the plate that everything sets on. Manufactured I-Beams are nailed upon laminated girder beams then 50 year advantech flooring is glued and nailed on top of that. 2x4 walls with studs @ 16" centers, 2x6 ceiling joists @ 16" centers and 2x6 rafters make up most of the frame work. The wiring is installed at up to date code regulations for all circuits. Insulation is blown in cellulose in the walls (R28) and ceilings (R-50). Plumbing is installed by local professionals and usually CPVC but can be pex or copper. Sheetrock usually has a knockdown finish and is primed and painted with a 15yr paint. Oak cabinetry in kitchen and bath vanities. Trim and interior doors are painted with a high gloss enamel, usually white but stained wood is always an option. Door handles, door hinges, bath fixtures, and ceiling fans are usually all color coordinated in the home. Double payne vinyl windows and vinyl siding in your choice of color as well as some stone or brick facade.
