As a Municipal Account Executive for ABM, I assisted local governments with mounting challenges as cost of services continue to rise faster than the ability to raise revenue. The creative approach improved fiscal sustainability for Florida local governments through consultation, analysis, development and implementation of solutions:- Performed budget analysis to identify revenue enhancement and cost reductions opportunities along with better strategies to allocate funds to increase General Fund Balances- Generated capital volatility analysis of facilities utilizing building assessments to identify failing equipment and efficiency opportunitiesDelivered city manager level presentations in both one to one settings and facilitated group meetings with staff. Also presented to elected officials in public meetings and individual briefings along with city managers when appropriate.

With complete P&L responsibility for a company with more than 40 employees and >$10M in revenue, I was responsible for financial and operational strategy, vision and execution for the company. I was hired to be a change agent and implemented necessary changes to business to re-position for growth, including building high performance teams, forwarding of formal business processes, implementing necessary technology and systems, developing & executing the sales strategy and re-branding Wholesale Lighting Services to Wholesale Energy.Wholesale Energy provided lighting retrofits and other energy savings solutions including transformer retrofits and solar installation, for energy performance contracting. Wholesale’s talented team specializes in all areas of energy conservation projects, from engineering services to design-build and turn-key solutions. Wholesale Energy customers include schools, universities, hospitals, government agencies, parking garages, manufacturing facilities and large warehouse locations.

While serving as General Manager for Wholesale Lighting, I was asked to become and Advisory Board Member for a small technology start-up to provide expertise in areas of growth strategy, marketing and product development/management. Leveraging my success with Rent New Tampa, I took on a two function position at the Small Business Development Center. I provided consulting & training services to clients in the area of business start-up, marketing, search engine optimization and business growth strategies. I conducted >20 training sessions and consulted for more than 100 clients in 12 months.I also led the development, launch and optimization of the transition from the static website located on the usf.edu domain to a brand new sbdctampabay.com website. The website included dynamic content that was integrated with a 3rd party registration system and a separate 3rd party payment system (some serious technical challenges). The comprehensive internet marketing strategy included and integrated an email campaign and the website soon (and still) ranked very high on search engines for the desired keywords.The website has been re-branded several times and continues to serve new content regularly since my departure, but the base structure / architecture is still the same.

With a growing customer base of investment property owners needing increasing support, I started a property management business. I was responsible for all operations of the business startup from conception of new internet based model, securing new customers, establishing operational practices and finance management. Rent New Tampa created a COMPETITIVE ADVANTAGE in property management by establishing an Internet based solution that offered the best occupancy rate to property owners. The website rentnewtampa.com was ranked #1 on all search engines for a variety of services geared around rental property in New Tampa.In 2009 I sold the property management contracts to another firm (maintaining ownership of rentnewtampa.com), to focus on other pursuits.

Looking to break away from high tech for a while, I came to Florida and began investing in Real Estate. I quickly earned the Real Estate Sales, then Broker Licenses as well as a Mortgage Brokers License. I leveraged my financial and technical acumen to develop an investment property analysis tool and became a top producing sales professional (branch award as Top Rookie first year). Beyond my own investments, I helped other investors evaluate investment property options, purchase investment property and secure financing of the investment.
