Some highlights include:  Building and leading a strong transition team to be knowledgeable about the portfolio across all three segments.  Overcoming the challenge of streamlining previously chaotic and unstructured processes by revamping corporate RFPs and partnering with legal to standardize templates for legal mandates.  Reducing the AMS portfolio sq ft by 17%, which included adding 250K sq ft to portfolio from M&A activity. Achieving $20M in cost reductions to the EBITDA by leading corporate strategy and transactions while factoring in a 12% increase in operating costs and lease rates YoY. Net occupancy EBITDA achieved $9M+ alone in cost savings during COVID.  Accommodating a forecast for 30% growth in headcount with better workplace “post-COVID” programming metrics to mirror lower sustained utilization of office space but also to help curve rising costs across the board. Decreasing the cost to EBIT (EBITDA plus CAPEX depreciation) by $5M through strategic capital and portfolio planning. Lowering the AMS occupancy expense as a percent of total OPEX by 16%. Attaining a 27% reduction in sq ft across the US portfolio since taking control of the portfolio. Mitigating significant potential risks through robust RFP/LOI negotiations leveraging previous experience and forward-thinking.

I relocated to Dallas to lead a team of two coordinators while acting as the partner to the director of real estate for the central region, gulf states, and Puerto Rico in both corporate store and authorized retailer store new sites and relocations. Some accomplishments include:  Spearheading the facility growth strategy for AT&T stores, which included downsizing store capacity with higher density and cost-controlled build-outs.  Effectively leading the full lifecycle process from site selection to store opening. This included strategically aligning operations leaders, portfolio optimization, broker relations, deal negotiations, contract drafts, comments on all LOIs and leases, and managing cross-functional project and construction managers. Sourcing and securing a site for one of the newer concept AT&T locations and negotiated a 10-year lease with the owner, which became the top-performing store in the Dallas market.  Being recognized for leading the best-performing region.

I relocated to Denver to oversee a nationwide high-volume portfolio for USPS, including retail, industrial, flex, parking lots/garages, land leases, subleases, and office space. This included overseeing strategic planning, risk mitigation, client deliverables, and account performance metrics. Some achievements include:  Successfully negotiating lease terminations/renewals, outleasing, subleasing, downsizing, expansions, and cost-saving initiatives in collaboration with USPS legal team. Leading a top-performing, cross-functional team of three transaction managers and two coordinators/specialists. Negotiating the highest commission on any deal in history and was recognized as both a top individual performer out of 40+ transaction managers and for leading a top-performing team out of 20+ teams on the account. Being regarded as best practice and client relations expert for attributed success working with the most challenging USPS accounts. Receiving the Director Award in 2016 for performance and integrity.
