Current Projects include...Hudson Square (New York, NY)This is a joint Venture between Trinity Church, Norges Bank, and Hines Development for a 6MM sq. ft. real estate portfolio comprised of 13 large creative office buildings (30,000+ tenants) in the neighborhood. Tungsten has been working with the ownership partnership to thoughtfully reposition the non-office portion of the portfolio, including lobby activations, public art installations, roof tops, open lot development sites, and retail spaces. Pier 70 (Dogpatch, San Francisco, CA)Tungsten is engaged in a creative programming retainer capacity and as the exclusive retail leasing broker of the 25 acre and 3.2 million sf Brookfield development on the San Francisco waterfront mixing adaptive re-use renovations of former battleship production warehouse as well as new modern residential buildings. The heart of the project is a 80,000 sf artisan/maker space housing light manufacturing on a 9 acre waterfront park and this mini-neighborhood will ultimately house 1,000 - 2,000 residential units, 1.5 -2.0 million sf of tech office, 125,000 sf of retail, and 90,000 sf of non-profit art space. Tungsten’s primary goal has been to drive a more holistic identity and programming plan for the portfolio and neighborhood through content creation, retail tenant selection, and short term programming.
